What would cause you to lose water in one side of the house? Started with the hot water on sink faucet in bathroom, now no water to sink or toilet. Have water in tub still and rest of the house.

If your house is fairly old you could be plagued with a buildup of rust. I had the same problem and solved it with PVC pipe.

It could be one of two problems, one simple, one serious.

  • Easy fix
  1. Turn off hot water angle stop under sink to faucet.
  2. Remove supply line from hot angle stop.
  3. Place end of supply line in a small bucket to catch some water.
  4. Turn on cold water for a couple of seconds and backflush debris from faucet.
  5. Reconnect supply line.
  6. Turn on angle stop and test
  • Complex fix
If you have steel pipes you may be experiencing reduced flow due to corrosion in your pipes. Reduced hot water pressure in the kitchen faucet is usually the first sign since this is the faucet that is most used in the home.

Repiping is a job for a professional. Another symptom you may need a repipe is orange colored or rusty water.

Never use Draino on a toilet. All pipe cleaning liquids are not really a solution, just a temporary fix.

Since you said that the slow draining is associated with both the toilets and the sinks then I am almost certain that you have a venting issue.

Imagine a drinking straw.....now if you hold your thumb on the end of the straw and bring it up abouve the water level water remains in the straw. This is because air can't get in to replace the water. When your finger is removed then the water flows freely.

As with the straw, your plumbing must also breath. I would bet that one or more vents that are on your roof have become clogged with debrise. Squirrels love to throw nuts and stuff down there to build their nests upon.

Climb up there (safety is a priority) and try running a snake (~$10 at lowes) and see if you hit any obstruction. If so, use the snake to dislodge it.

If you would like, pour water down the vents either by hose or bucket and see if the water backs up. If it does then you have a clog. You can also use the water to try to clear the clog.

Yes - This is an easy (though not widely known) diy fix! Remove the cover of the faucet handle (may pop off if crystal type or use a screwdriver to remove the screws) inside there is a scald guard safety mechanism - using a flathead screwdriver, turn the guard some the left. There should be a guide so that you do not turn the water up too hot. If there is not, you may need to consult a plumber or supplier in order to adjust the hot to a moderate temperature.

I replaced the plastic stem on a 8 in wide spread faucet and the hot water side starts running on its on after sitting a few hours and won't turn off

take the handle off and spin the cartridge 180 degrees there are little ears on the sleeve just pry it out and turn so the ares snap back in place but just turn it if it does not work turning it clockwise then take it out again and try it the other way its a trail and error thing you must turn the water off first or you will get awful wet

Every 3 or 4 mins the water goes cold in the shower and bathroom sink then after about 20 seconds it goes hot again

This is ussually a problem in older houses where the pipe sizing is smaller. It occurs when water is being called for at another source in the house, usually a toilet. With newr faucets if you remove the cover you have an adjustment that will help to set the water maximum temperature so you do not get scalded when this occurs. This ussually means that the faucet with the problem needs to be replaced. hope this helps!

Severely reduced water pressure from lavatory faucet

Take the strainer off the spout and check to see if there is any dirt or rust buildup in the strainer. This happens when repairs have been done. It usually collects at the first place the water comes out of.

If it is running constant, Check the toilet(s) flappers in the tank(s). If warer is leaking in the wall, You would know it, trust me.. To ck the house, Turn off the water to the house and then go ck the meter. Walk the yard and around the house looking for water perking out of the ground.Don't turn the water off at the meter. There should be a valve at the point the pipes enter the house or foudation.Good Luck_Ned_

Only hot water in sink/basin when toilet is flushed

I had a customer a few weeks ago that had the same problem. When the water heater was installed they crossed the supply lines. They had the inlet as the outlet. Esentially, the water heater was plumbed in backwards. Also there could be a miss piping somewhere in the house but it would probably be near impossible to find it right now without tearing up foundations. Also check that the faucet is not plumbed backwards as well. Especially if this is a single handle faucet that you are referring to.
