not to sound funny but are you sure that you have this tread set in the units (mpg/kph) that you require. i have worked in loads of gyms and its a common problem that people think the belt is running to fast because its set in kph and that thinks its in miles eg 9mph = 14.5kph
you can check and change the units in the club setting menu.

I'm inclined to think that a tooth could be broken on a gear or flywheel, if equipped. Of course, you would have to partially disassemble it to check or replace it. It could also be a bad rear roller, or bad spot in the belt, and any worn part associated with the rear roller. Take the unit apart to try and identify the bad component, and hopefully you will spot something obvious.

Error 22 means the drive motor is diconnected. you will hear the fan and other parts make noise but check the red and black anderson connection between the main circuit board and motor.

I had the speed error on my precor 9.23. When I opened it up I found that there are two little round magnets on the belt pulley with a sensor mounted nearby. This must be how the computer know the speed of the treadmill. I noticed that there were several little metal shavings stuck to the magnets. Not sure where they came from, hopefully not another problem. However, I removed the metal shavings from the magnets and everything worked fine again. If anyone else has the speed error it might be worth a look to see if its the same problem.
