I purchased an American Standard Renaissance whirlpool tub 2 years ago & installed it in a house we renovated for sale. We tested the tub a couple of times, but had not used it for about 6 months. When we tested it recently we noticed a burning oder and the motor is getting very hot to the touch. Wires are cool - it's just the motor. Is this normal? Should we be running it more frequently?

This sounds like the air switch in the motor is not working properly. You will need to remove the pump from under the tub to access the air switch located in a housing on the motor.
Replacement Air Switch will cost you about $20

This tub should certainly still be under warranty if it is less than a year old. With my business, I offer a one year warranty that is standard with all of my installs. You may want to try your contractor first to see if he/she offers a warranty. If your contractor did not offer you a warranty, you may call American Standard @ 1-800-442-1902 mon-fri. from 8 am-6pm EST. If you have to go through them, the part should be under warranty, but you will be on your own for the labor portion. I would still check with my contractor first. I do not know any contractor that does not offer a one year warranty. Unless this was just a handyman and not a professional contractor.

How to support a tub on the 2nd flr. Specs stated that the American standard tub has is a 57lb live load. My second flr has a 40lb live load & is over the kitchen

I would spend the money for a structural engineer to determine what changes if any are necessary to support the tub on the second floor. A lot depends on how old the house is and how many and how far apart the second story floor support are.

Usually there is a safety pressure switch that requires there to be water in the tub and the pump to be running before it will allow the heater to come on. Either this switch was faulty or the controls for the tub were wired incorrectly, that's about all it could be
