These have a photoelectric eye , much the same as a motion sensor on an outside lamp, just pull this out, clean with a wet wipe, dry with a towel & replace, press the reset switch & your boiler should fire up producing lovely hot water

When I run hot water for the tub, it has a brown tint

10 year old homes today usually do not have galvanized pipe. They have copper or pex plastic pipe. These do not rust.
Is rusty water on both hot and cold line, or just hot line?

Are you on water well? Well casing can get rusted. Water can have minerals. Call local water well service and describe problem in detail.
Are you on city water or mudd district water? Is pipe coming into house made of galvanized? Look inside meter box or look at pipe coming into house. Sometimes the city water line at end of run can get filled with sediments that will discolor water. Have water company flush the city water line.

Is my water heater leaking?

You have water leak that you can hear running water.
Could be broken pipe under house.
Could be water running out of tank at TP valve.

Turn off all water taps and put ear against each pipe at tank.
If TP valve is leaking, then replace TP valve.
If pipe is broken under house, then call contractor.

Water pressure decreases as the water runs

Probably a clog in galvanized pipe.
Expansion tank is not whole-house pressure regulating tank. It is localized protection for plumbing exposed to high pressure caused by very hot water.
If you house has pressure regulating valve, then that can be a cause.

I have two wires going to my hot water heater red and black but no ground but the inspector says i need to connet a ground line toi the green screw on the electrical pannel on the top of the hot water...

It is the same as all the other appliances in your house, they should be earthed (grounded). You can run a new earth wire from the meterbox to the hot water heater or pick up an earth anywhere in the house and run it to the heater. The earthing conductor connecting to the hot water heater should be the same size as the active and neutral conductors or no less than 2.5mm square.

My kids just bought an older home w/a rinnai continuum nc-45-4us. right now their house phone isn't installed, so they can't phone, but they can't turn on hot water. any suggestions

Run through the basic checks
  • Power lead from the heater plugged in a socket turned on.
  • Gas on to house
  • All valves below heater in on position.
  • If they have controllers in the house turn on (key pads marked with Rinnai logo in kitchen or bathrooms usually)
There is a turbine that spins in the heater when a hot tap is run. If the heater has been sat for some time not operating the turbine might have stuck. Run the hot tap and keep it running, using a hammer give the centre pipe connection under the heater a firm hit a few times(not too hard). This might unstick the turbine.

There is a device on the boilermate called an aquastat which controls the flow of hot water into it. Replace that and you should be up and running again. Joe.

Heating element cycling on and off fairly often

Yes, unfortunelty elextric water heaters do cycle a lot. They are a little bit different from gas water heaters, in the fact that they run differently and seem to run out of hot water faster, then gas water heaters. Just make sure, that the thermostat is set at 120 F. The thermostat will be behind a panel, and under the electrical wire connections. You will have to use a flathead screw driver, to change the temp. settings, if they need changing. Also, make sure that once a year, that you flip the Pressure relief valve to equalize the pressure and to drain at least 2 gallons of water out of the tank.
