I would expect at the very least a heater circuit around the freezer door. Some of the commercial units also have sprung doors to keep the doors firmly shut which you could check by opening the doors. Door heater circuits are normally very reliable and it would be worth checking the voltage is getting to them, they are also a pain to change out. Hope this helps.

the heater in the gasket area is on when the unit is cooling (compressor running). hot weather makes unit run more, hence the heater is on longer and gets warmer. Coils under the unit being dirty or many door openings can also cause extra run time.

This is likely part of the defrosting feature and if it is always hot, the defrost timer has failed and is keeping the seals hot.
The defrost timer is normally located behind the lower grillwork and many are equipped with a slotted shaft that can be turned with a flat-bladed screwdriver. The slot will also let you see if the clock motor inside is running.
You would need to mark it and give it time since these things rotate only once every 12-24 hours.
