Do you have sensors that stop the gate closing on people or cars ? If so put your ear near the sensor but not inline with the opposite one. Now gently wave your hand in front of it .... if there is no click then something is obstructing the beam. Sometimes spiders get inside and spin that candy floss type web in there .

The first place to look is your receiver. This is the device, often separate from the actual gate operator, that responds to your transmitter. Stand next to the gate operator and you should hear a small click coming from the receiver when you or someone else pushes the button.

You can sometimes find the receiver by following the antenna cable back to it. If it does not have an external antenna, look inside the operator box for either an antenna screwed into the receiver or a wire hanging from a plastic box.

If you hear the click and the gate does not open, the possibilities grow exponentially so we won't try to address every possibility here. If you hear a click when you are close, but not when the transmitter is triggered at a distance, check the antenna.

If you don't hear the click, then either the remote has lost programming (this often happens with rolling codes transmitters when they are not used for a long time), or the receiver is not working.

Check to make sure the receiver is getting plenty of power power using a meter. It should read at the recommended voltage or a bit higher. Usually around 24 volts but some receivers can work down to 12 volts. If it gets plenty of power and the remotes have been programmed back in, consider replacing the receiver.

I think you should hire a competent electrician. your question indicates you aren't qualified or competent to work on electric power, and it could cause a fire.

Check for obvious bad contacts. The next thing to check is the loop detector itself. Since you are checking inductance measured in Henry's it would be good to get the specs from manufacturer Try calling customer service.

If you dont already have this: try adding sod, some mulch and afew plants (with colors). But keep in mind it should have low maintenance. Alot of homebuyers like low maintenance. Something that they can do themselves or hire someone to do cheap. Please see below for example. Hope this helps!

The controller most likely needs to be re-calibrated.
We had the same problem and called the company, who reset the travel and stop settings.
Apparently this can happen if the gate / gearing assembly goes 'off-track' and skips some teeth.
So call a tech who's qualified in this model, or
go to the website for this MM560, and download the manual.
My two cent's worth, anyway. :)

6.828283 acres. ( 1 acre = 43560 sf ) 260'×1144' = 297440 sf. Divide that by 43560 = 6.828283 acres.
