My washer makes a groaning noise when spinning. any advice on what the problem might be?

bearing going bad, ride it until you cant stand the noise then get another machine, not worth changing the bearing

The washer fills and agitates, and spins, but when it is stopping the spin cycle it makes a really loud groaning noise and my tenant says there is a rubber smell.

The brake shoes are not grabbing like they should, the rubber smell is the motor coupling. This is putting a load on that coupling and will soon cause it to fail.

Hi,
Remove both spray arms, and try a cycle with the washer empty.
If the noise changes or dissapears - replace one spray arm and try again. Replace the spray arm that creates the noise.

If there is no change, then replace the drain pump.

Sounds like there's a blockage in the drain hose, or the pump. There could be a coin jamming the pump impeller. If the clothes are wet it's got to be a drainage problem...Good luck....Nomess

did you clean pump out by removing acess port on front end of pump? also you can ckd pump impeller by removing screws around pump body impeller will free wheel but should have some resistance to turning by hand if no water in tub reinstall pump put in drain spin to see if drum will spin if it does forget main motor ..motor is most reliable par on those washers
