My Rinnai energysaver 557ftr is showing error code 12. It will turn on, the fan works and it makes a bubbling noise and the flame lights but then immediately goes out and the heater stops.

It is a Gas Appliance and needs repair by a qualified gas registered technician. It is a generic code for 'no flame'.

Would like a manual for the rinnai energysaver 403FT we need to set our heater up so it goes on auto and how do we regulate the temperature and set time

The model number (403FT) has either been discontinued, changed or is incorrect. However, Model # RHE309FT closely matches the heater you described and has the timer and temperature features you are wanting to preset.

Yes, if you want to use the humidifier function. No, if you don't. It's just an option.

You may be able to help me with my 403FT.
I have nothing coming up on my control panel no lights anywhere.
The power supply is all good so it has to be within the heater.

If you smell gas in a Rinnai you have a big issue. This heater is what is called a direct vent heater with an electronic ignition so the combustion chamber is sealed and the smell of gas is an indication that you have a gas leak. Please call a professional today.

Red filter light means the filter is blocked.
its located directly on the back of the heater and the wall spacer, from the control panel, its about 4 inches back.
Pull it up, clean reinstall

Need to move the unit by dismantling

Remove the two screws on the side trim. Remove the two top screws from the filter panel. Reach behind the heater and pull the sock down on the vent pipe. unclip the two clamps holding the vent pipe together. Remove the plastic elbow off of the vent termination. Slide the heater to the left to slide the vent pipe off of the vent termination. Remove the gas line after shutting the gas off.
