Hi,
Get A New DVD drive.
I,d suggest That Your Laser is,nt kicking up the required Voltage To read The dual-Layers ?
X-Box games Are single Layer DVD. 360s Are Dual Layer ( DL )
Also try An Original Or Over 5 gig DVD ( Thats most likely to Be Dual Layer )

DVD

If your Xbox 360 will not play your games this is because of the sensors on the back of the drive overheating it is not normally the laser.

Luckily you can fix this yourself and get back to your games and to do this you need the proven Xbox 360 Repair guide.

Or you can send it in and they will fix it for you the repair will take about 4 weeks.

The DVD issue normally happens as you will find that it can still read DVD's!

You will need to stop the heat to read games.

Will play movies but not games, had red ring of death but fixed that and now it only plays movies not games

Sounds like a DVD Drive is bad. Note you cannot just replace the old dvd drive with a new one, you need to take the key from the old drive and then place it onto the new drive so it will work. all xbox 360 drives have a security key. If you still have your old drive then you may be ok and it may be that a technician can do the work for you.

My xbox 360 doesnt play games, it acts as if the game was a dvd and sits at a white screen with the xbox 360 logo on it, how do i fix this?

Sounds like you're using hardware that was keyed to a different 360. Have you opened it up? If so, I suspect you have replaced your DVD Drive. Take the old one, and pull the motherboard out of the drive. Put the motherboard from the old drive into the new one, assuming they're the same brand name. Otherwise, you'll have to spoof the drive, and if you do that, you can't use it online. That, or send it into microsoft for repairs.

Same problem

If you have a flashed Xbox 360 it could be that the new game has a protection called Wave3.

That protection makes the games to run as a DVD if the speed of the dvd is not 12X.

Because when you got a flashed DVD, your dvd doesn´t play games and dvds at 12X speed.

That makes that wave3 is feeling a higher or lower speed than it should be and blocking it and says Play DVD. Exactly the problem you got.

I put a new drive in my xbox 360 and it wont play games

every DVD drive is "married" to the motherboard. They both have a special key that keeps them together. Without that key the motherboard will not accept the DVD drive and it won't be able to play games ever again. You can extract the key from you old DVD drive and "spoof" it to the new one. That's the only way it'll work.
