According to the symtoms...sounds like you have a problem with the flow control valve. If less than 3 yrs old, contact Rheem Customer Support at (800-432-8373) and they can an authorized tech in your area to service the unit.

If the unit is out of warranty, I reccommend you still call customer support to find a local technician. Unless you're highly technical/mechanical, this is not a problem you should attempt yourself.

If your lighting and not getting hot water then you have a valve closed or your by pass is in the wrong position, if it is burning on gas it will heat water

There's a filter on the cold water side of the unit. You'll notice a black, plastic, cylindrical component directly below the unit on the cold water line pointing to the left. If you shut of your water and unscrew that cap, there will be a filter attached to the other end.

If the filter is clean, I'd recommend calling tech support for help. You might have an error code.

Exposing tankless to hard water causes reduced efficiency within a few months, and can cause Total failure of parts within two years.
Do not expose tankless to more than 11 grains hard water.

To possibly solve problem temporarily, install softening system, delime tankless unit using white vinegar. Delime yearly. It is fun for whole family. And who doesn't like a project schedule.

The horrible noise you hear when the water heater fires up is probably caused by mineral buildup in the bottom of the tank. Hot water rises and flows by convection to the top of the tank. When you take a shower or turn on the dishwasher, the hot water you use is replaced by cold water that migrates to the bottom of the tank to be heated.

As far as the fix, regular maintenance is the key. The best thing a homeowner can do is to flush the water heater on a monthly basis. This simple process involves hooking up a garden hose to the drain valve at the base of the heater, opening the valve and with the water inlet valve open to maintain the pressure in the tank, allowing the water to flow until the water runs clean. Try this first. It may help. If not, de-liming is the other option.

possible problems not knowing age of unit the
control valve could be sticking open allowing gas to continue to flow until high limit is reached and shuts down valve another possible problem with the newer style back flow preventer being install by water companys the rapid heating and expansion of the water over pressures the water system causing releif valve to pop open and reclose most water heater manufacters are recommending instalation of an expansion tank to allow the growth in volume of water somewhere to go is valve constantly leaking or only during heating cycle if you could supply additional information does unit only leak when heating
or is steam expelled when releif valve opens

bad high limit bad pressure releif valve no expansion tank to allow for thermal expansion if steam is present and unit is boiling water inside replacement of water heater for safety concerns,would be reccomended if only water and pops couple of times water temp not over 140 degrees after most hot water has been used out of tank and is reheating most of capacity probably lack of expansion tank as the releif valve is the final safety device on a water heater is of great concern

This is a common problem. They are desighned to come on when a certain volume of water goes through it and with todays low flow water conserving devises they don't always come on with one faucette.

You can have a loop installed that allows a higher volume of water to flow when a valve is turned on. It simply flows back into the supply side of the unit.

it sounds like the shut off valve has failed and not letting water into the unit, change the valve and it should work, even if it turns like it is working doesn't mean the washer isn't stuck keeping water from comming thru

what is the number on the unit and how many other faucets are running at the same time, dish washer, other showers, anything, the only other thing is that your unit could be undersized or the gas flow is not been properly set for the unit, not enough gas to the unit will let the water go thru but it won't keep it;s temp. how long have you had the unit, has it been flushed out lately? and if it's just the valves that you are showing in the picture, there are screens inside of them that might need to be taken out and cleaned there are 2 screens one on each valve, they have caps on them take off the caps make sure water is off at the valves clean off the screens and put them back in

Frozen tubing in heat exchanger


The 2400ES in cold climates needs to be a twin piped unit. 3" SS venting with a combination air port made of pvc also 3 feet apart I believe on the same wall and at the same plane. Keep the cover on at all times and this will seal of the heater from the rest of the house and from freezing.

12 - Flame Failure or Poor Ground

1. Immediate code 12 is usually a defective gas valve, power supply problem, or defective fan motor wiring harness.

2. If code 12 occurs after a few seconds it indicates that proper operation was established, but then stopped unexpectedly.

3. Verify that fuel is being supplied to the unit.

4. Check for proper electrical ground. Unit must use a grounded power supply.

5. Check for flue blockage on inlet or exhaust.

Water Heater Replacement


1) After shutting off the water and gas or power supply to the tank, connect a hose to the drain valve at the bottom of the tank, open the valve, and run it to a nearby drain or outdoors. Use two wrenches to unscrew the inlet and outlet fittings from the top of the tank. 2) For a gas water heater, shut off the gas inlet valve and use two wrenches to disconnect the union or flare fitting between the gas supply pipe and the inlet valve. Also remove the flue hat that expels gasses into the flue at the top of the tank. 3) After removing the old unit, set the new one in place with the controls and burner accessible. Allow at least 6 inches of clearance around its perimeter, and keep it away from flammable materials. Use a level to check it for plumb; shim the base with pieces of asphalt shingles or plastic wedges. 4) Wrap the threads of the heat trap fittings with pipe-wrap tape, and screw the fittings into the water heater (blue into the cold water inlet and red into the hotwater outlet). Be sure the arrows marked on the fittings point in the direction of water flow. 5) Install new flexible connectors on the water inlet and outlet pipes. If there is no shutoff valve on the cold water side, install one before connecting the water heater. After all connections are complete, open the shutoff valve to fill the tank. While it is filling, open several hot water faucets in the house to bleed off air in the pipes. 6) Assemble the gas pipes as shown. Spread pipe dope on the threads, and screw together the parts, tightening them with one pipe wrench on the pipe and another on the fitting. Follow the manufacturer's instructions for connecting the unit with gas supply tubing. After turning on the gas, test all connections by brushing soapy water on them and watching for bubbles.
