Try using a garden hose to wash down the condensor coil (the coil that is exposed to the outside air).
During the cooler times when it seems to be working, check the temperature difference of the air coming out against the temperature of the air coming in (room temperature air). The temperature should be approximately 16 to 22degF difference. If you are not getting at least 16degF air, you most likely need to have your unit serviced to see if professionial cleaning or a recharge is needed. If you are getting the temperature difference but not getting the amount of cooling you need during hot weather, it could be a capacity problem. Here in Florida the old Standard was around 700 S.Foot per ton.
Now days we size them 400-500 S.Foot per ton.
Appears by your Model number you have a 2-1/2 Ton system.
So id give you Max around 1700 SF.
Min 1200 SF depending on the conditions at the home.

Just a thought for you, Most AC companies will give you a free estimate for a new Ac unit, and can tell you what you may need Unit size wise.

Hi, there are no inner filter to be clean, you did good job by cleaning coils at back, but you should try to clean evaporator or cooling coils, is possible you need to service it, remove it, strip it down cover all electrical parts, and give him a bath, power hose, then leave it to drain for about 2hr before putting it together, that should be done by trained mechanics, also you should check size of room, and AC b.t.u, it could be possible, your AC is not right b.t.u, you should check and make sure you have the right amount of b.t.u AC for size of room.

The unit may not be big enough. From the model number I am thinking you a/c is a 12000 btu. Which is usally enough for a large room. However if you have an open floor plan or a really large room you may need a bigger or second unit.

First you need to make sure the filter is clean to allow good air flow through the evaporator. If the filter is clean make sure the evaporator is not plugged up with dust and lint. If all that is ok your problem is the a/c BTU's is to big for the size room you have the a/c in and it is getting the room too cold. If that happens the evaporator will ice up and will not cool the room.
