MY AO Smith Water Heater is heating to 110 degrees but will not go any higher (at tap), even though the thermostat is set to 150 degrees. I have replaced both elements. Why can't I get hotter water?

The thermostat is faulty. Elements only need replacing when they fail, they either work or they don't. Did you remove any scale from the bottom of the heater when you swapped out the elements? Sometimes the bottom element can be buried in limescale.

Rest Electric Hot Water Tank Thermostat

I understand that you need to reset your hot water tank thermostat. Here are some instructions for you to follow with visual aids on what you are looking for and what you need to rest.

First you must locate the thermostat in order to rest it. There are usually two service panels on a hot water tank. The service panels look similar to the ones in the picture below.

justinbur167.jpg Once you locate the service panel(s) you will need to remove the top on and locate the thermostat the reset should be in the top one. You will be looking for the button that is located in the middle of the thermostat. This button will need to be pushed down firmly. The rest button is often red however; it comes in many different colors, shapes and sizes.

If the thermostat rest automatically pops back up then you will need to replace the thermostat. If you do not hear the heating elements heating up like in your coffee maker her the noise of the elements heating. You may have a bad element or thermostat of even both may be bad. The cost of rebuilding a hot water tank is cheap compared to replacing so I would suggest rebuilding. This is a pretty easy task that you can also receive help from FixYa for.

I tested my hotwater heater and my heating element ohms read 15.6 / 240 volts do i need to replace the element?

What is wattage rating of element?... printed on end of each element
If element is rated 3500 watt, then 15.6 is ok
4500 watt should be around 12.3
BUT you also have to test element for short to ground, as shown in link above

1) Water heaters can be wired many different ways.
Copy following link For ordinary household 240Volt water heater, the heater is wired for non-simultaneous operation:

2) Make sure water heater circuit breaker and wire size matches watt rating that shows on end of each element.

3) Non simultaneous means only 1 element is ON at a time.
So either upper element is ON, or lower element is ON, or both elements are OFF.
Both elements are never ON at same time.
So non-simultaneous water heater with two 4500 watt elements has total connected watt rating of 4500 watts. Because only 1 element can be ON at a time.
Use 30 amp breaker and 10 gauge wire.

THERMOSTATE REPLACEMENT ON HOME HOTWATER CYLINDER

in big water heater therostat is at below/down side where the inlet/outlet connection are seen.before doing some thing plez drayn out the water of the heater than put the heater on the ground level carefully after that with the help of pliyer & keys open the screws after that u can see there is a heating element & a thermostat is present after that u can replace it.
Note:- If there is some mistak so, plez i'm sorry..................

I have an instant hotwater system with the futher most bathroom about 45' away. I am looking at adding a recirculating pump on a timer at the furthermost bathroom to get hotwater quickly in the...

Maybe I am not understanding your problem exactly, but if you have the instant hotwater system installed it should be measuring the temperature of the water in the hot water line and if it drops below the set level it should open the hot water side until the temperature is reached. If it was installed correctly it puts the hot water back into the cold water line so it isn't wasted.

Not getting any hotwater??

Check your upper thermostat to see if it is tripped and you have power to heater and element's. Next if that all check's out then you probally have element's gone bad. My dealing's with element's most of the time one will go out then the other one will follow. If you had hot water and now all of a sudden you don't then maybe you have something tripped out.
Follow up check breaker,power to water heater,thermostat's and element's.

Small seepage underneath hotwater heater.

soetimes its gaskets around flanges and heater element fixings that fail
have a good look round after drying the area with tissue etc.
leave a dry tissue round the based so you will see tell tale trace stains where its perhaps leaking from
