Code 12 on my water heater

It is a Gas Appliance and needs repair by a qualified gas registered technician. It is a generic code for 'no flame'.

Did the purge the air out of the gas line first ?

Google the brand and model number for the operating manual and look up the code and it's meaning.

For my Jacuzzi tankless water heater model #J-SN180F: It turned out to be an exhaust issue. If I take off the exhaust vent completely then the talks heater works with 3 baths at full hot water. I get the error code 12 again as soon as I put event an elbow of the vent. So my conclusion is I need some sort of straight vent.

Those units rely on a flow sensor. If you have water pressure problems it wont activate. If you have hard water, the flow sensor could be bad.

Gas pressure needs adjusting.

Sounds like tank froze with water in it. Have you checked the connections on the top of the heater they could be leaking also i would check water lines around that area for tees or 90 degree fittings. You can pull heater out and try to check it out. you can fill water heater with water to check to see if heater has a crack in it.

12 - Flame Failure or Poor Ground

1. Immediate code 12 is usually a defective gas valve, power supply problem, or defective fan motor wiring harness.

2. If code 12 occurs after a few seconds it indicates that proper operation was established, but then stopped unexpectedly.

3. Verify that fuel is being supplied to the unit.

4. Check for proper electrical ground. Unit must use a grounded power supply.

5. Check for flue blockage on inlet or exhaust.
