Most likely cause is the load limiters. Firstly, the door needs to work perfectly, when worked manually. No stops or restrictions through entire movement. Then reset the load limiters to spec and test again.
Up limit is not extremely critical, but the close load limit can save lives and prevent vehicle damage.
Your trolley may be jammed against the bolt just in front of the motor unit. If so, loosen the chain enough to relieve the strain on the chain and then run the opener until the door is closed. While the door is closed locate the 'up limit' control on the side of the motor unit. Turn this control 2 full turns in the opposite direction of the arrow printed on the cover. Tighten the chain.
It sounds like your door is traveling too far in the down direction. Locate the 'down limit' control on the side of the motor unit and turn this control in the opposite direction of the arrow printed on the cover. Some tweaking may be necessary.

The adjustment closest to the door is the down limit turn that 3 turns clockwise. The adjustment screw furthest from the door is the up limit turn this screw 3 turns counterclockwise. That should get you close to factor settings. If this does not work; remove the cover on the operator sometimes the limit assy. come apart.
