I have a fairly old Maytag top loading washing machine and we are finding brown stains on washed clothes along with streaks on the bottom of the machine that look like a thick brown liquid.

Sounds as tho there is an excess of fabric softener build up on the inside of the outter tub. Try Filling with Hot water and bleach and let set for an evening and then turn back on and e tcontinue washing thru cycle.
I would seriously consider getting a newer machine. A brown stain could be rust, or an oil leak. Either way it probably is not worth putting any money into. If this helps, please rate my answer. Thank you.
The first place that I'd check would be the small metal screens inside the openings on the water inlet valve. They can get really rusted, epecially in areas with hard water, so I would recommend removing the water supply hoses and take a gander at the screens. They can sometimes release the iron oxide into the wash water and cause brown stains or blotches on clothing. Hope this helped and best wishes.
Turn water off. Remove hoses and clean the rust out of the strainers at hose end. If they are clogged they will sound funny when water goes through them.
If it's gunk or build up the marks should wash away. In this case run a long cycle using "affresh" or "washer fresh" with an empty load and use the hottest water available to help rinse the gunk out.
If the marks do not wash away, it could be grease due to a bearing failure. Listen for loud growling or grinding either by spinning the drum by hand or putting it into a spin cycle. If this is the case, the rear tub assembly (contains bearing) will need to be replaced. Not much can be done about the ruined clothes :(
I had the same problem, and it turns out that it is NOT the seal. It is the liquid fabric softener. The fabric softener dispenser needs to be cleaned periodically or it gets a black waxy, goopy, build up. It is this same buildup that ends up staining your clothes with dark brown or black stains.
Just remove the dispenser and wash it our very well and the problem will be gone.
