I have a kenmore coldspot fridge model # 106.73182302. It is only 7 years old and it is not keeping a cold enough tempature in either the freezer of fridge. The problem started with water leaking from the freezer into the fridge. Please assist with any advice as I am at a loss. thanks in advance!

What are your temp controls set to? If the controls are set to the max setting and it won't reach temp, you could have a broad range of problems ranging from bad door gaskets, to bad temp controls, to a low refrigerant charge, to possible a failing mechanical part such as a fan motor or compressor.

Either the freezer continues to freeze up (most likely due to low refrigerant, due to a leak), or there is an obstruction between the freezer and the refrigerator (refrigerators get their cooling from the freezer).

Given that it works after you defrost it, I'm going with low gas. Call a professional to see if the leak can be fixed. If the unit is more than 10 years old, just get a new one.

It may just need more freon. A service call won't cost the landlord too much, and then he will have a report from a qualified third party, if the fridge needs to be replaced.
