How do I replace a fan in a Broan bathroom fan/light combo Model 164-K
I just replace the whole thing if it has attic access. Have an electrician do it if you are not confident of your skill. Having the light work is not very helpful if the unit is shot. Clean and lubricate the fan shaft on your new one once a year and it will last a long time. You may be able to swap out just the fan if unplugs and it is not riveted in but you will have about the same time and money into it as replacement.
Leaking water
are you sure its water...does it have oil collector along filter...
or check for leakage from something from upper floor may be you have washroom or plumbing leakage

I just repaired my k23 with only one speed. I couldn't find any help. I looked at the wiring diagram and saw a couple of resistors that I couldn't find in the unit. Digging a little further I found a huge wire wound power resistor with 4 taps. This resistor tested open. Voila replaced it and all is well. I also changed the small control board for no reason it didn't help.
How do I remove broan QS1 fan blade
theres a round clip you have to pry off (its silver but first you remove the the cotter pin looking clip that just slides out)..took me a few to figure it out but its a pain to remove ..use a small flat screwdriver and you will get it off eventually..then when reinstalling you have to press it in while lifting the clip with again a small flat screwdriver.

Sometimes they can be cleaned and oiled and they will work again...
Cleaning the grease and dust with out ruining the motor is the tricky part...
Take the unit apart as much as possible...spray down the fan part with a degreaser or strong cleaner...let it soak and they spray it down with water to rinse it off...
Then work a few drops of light motor oil into the motor by proping up the fan so that the oil will run down the shaft and into the motor...
then get it running smoothly by working it by hand...
Put it all back together and it should work again...
