Question about Plumbing

1 Answer

I have a davey torrium xj70t-0 which is leaking at the discharge end only when the pump is on. I figure it is the seal and have removed it to replace but it looks ok. Should I get a new one anyway or could it be something else. I assume the pump will need to be primed when ready. Is that done from the side.

If it's not the seal it may be a worn section on the shaft. If it was me and the seal wasn't to expensive I would polish down the sealing surface on the shaft and seat and replace the seal. Not knowing what pressures you are running at it doesn't take much wear on the seal to cause a leak. I hope this helps you and thanks.

Can you adjust the pressure setting on a Davey Torrium T45 pump to reduce the power of water when taps are turned on?

No. The pressure can only be adjusted at the expansion tank and pressure switch. Keep in mind that your tank pressure needs to be 2 lbs lower than your cut-in pressure. The pressure in your tank can be bled off at the schrader valve(tire valve) at the top of the tank. You MUST adjust both the tank AND the press switch.

How to install a mechanical seal ?

I would suggest you try and find a schematic of the and go from there.
Here's a search for that pump
My experience with seals on those types of pumps(never done davies) is to remove the outboard housing--- then remove the impeller----take the nut off---then get a piece of brass or very hard plastic (buffer)-- put this on the end of the shaft---then hit it with a hammer---you will need help with this as someone to pull on the impeller while you strike the buffer---after that done, then remove the inside housing---find a socket or piece of pipe/tubing that the size of the seal and drive it out----depending on mfg the seal's removal usually it's is driven from the impeller side out of the inboard housing (some are opposite)---it's nice to have a press but not everybody has one in their cellar----make sure you clean and buff the shaft before reversing procedure careful not to hit cut or score new seal when installing it-- that's about the best I can do for you---it's like trying to cut hair over a telephone

Xp 2 wet end leaking

Probably seals are worn behind the impeller.
It is recommended to replace the pump motor as well as the wet end. Be sure to get a pump with same 1.5HP, frame size (48 or 56), pipe size (2" or 3") and an XP2e wet end (replaces the XP2).

Option 2 is to replace the XP2 wet end with the XP2e ($60-$80). Make sure the shaft is not rusted to assure a good seal.
If you want to replace the seals (online $7-$25), you'll have to remove the wet end and then the impeller which may be difficult. I just figured out how to do this. See "". Again, check the shaft for rust.

Pump is leekin water

there are a couple of places where the pump may leak. The discharge fitting, the seal plate o-ring, or the shaft seal. If the shaft seal is leaking, water will be dripping from the bottom of the pump where the motor mates to the seal plate.

I would not remove any of the filters etc from the system. Your best solution is to fit a pump into your supply line.
Somethimg like this would work:
Leaking #1 pump on Arctic Spas Cub hot tub.

I found out that the pump impeller can be unscrewed from the motor shaft by turning the impeller while keeping the shaft from rotating. There is a brass shaft coupling embedded in the back side of the impeller. This allowed me to remove the leaking seal assembly inside the pump by tapping it out gently. However, instead of just replacing the seal, I decided to replace the entire pump with a newer version. Cost was only about $25 more than replacing the seal and gaskets. The pump-motor assembly has been reinstalled in the spa and there are no more leaks.
