    AC in my office is leaked. i found that the internal drains blocked. so, how to solve this matter.

Dear Customer,
The likely reasons for a leaking AC are...
1) Improperly installed.
A window air conditioner must be slightly lower at the rear than the front. This allows the water being removed from the room to drain to the back of the machine. A difference of one inch is sufficient. This is always the first thing to check. Many are improperly installed in the haste to get relief from the heat. If installed too low at front the water will flow into the room rather than outside. If installed too low at rear, water can roll out front edges before has chance to exit towards rear drain.


  1. Icing up.
    Water being de-humidified can turn to ice if there are problems with the cooling system. There are many reasons for an air conditioner to produce ice. Remove front grille while machine is operating. If ice is present on the cooling coil you will probably need service. For more information see our other article: Why window Air Conditioners Ice up.


  1. Air leakage around air conditioner.
    If warm air is able to enter around the air conditioner it will encounter cooler, dryer air. When they meet condensation will occur. If water leaking from front of air conditioner inspect to see if dripping from body of machine, or water droplets clinging to front area. To test, operate machine for 30 minutes and then use flashlight to check under front edge of base. Small water droplets here indicate an air leakage problem. Add foam insulation to stop warm air from infiltrating.


  1. Drain hole blocked.
    Rear of air conditioner base has a drain hole or groove to allow water to escape. If becomes blocked water can back up. To test, operate machine for 30 minutes and then inspect if draining properly. If appears blocked use a small piece of wood to open drain hole at rear of metal base. CAUTION: Never be tempted to drill holes into the air conditioner body to relieve water pooling. Severe damage can result.


  1. Internal drains blocked.
    There are small passageways that allow water to drain from front of air conditioner to the rear. If they become blocked water will pool at front of machine and overflow onto floor. If this happens the air conditioner will require removal from window and servicing.


  1. Outside temperature too cold.
    This occurs at end of cooling season. If outside temperatures drops below 60 degrees Fahrenheit at night the cooling coil may ice up. If no leakage at bedtime but water in front of machine in morning, suspect this problem. If this problem suspected turn off machine before bedtime and restart as day warms. Alternately, operate machine at night with selector switch in ‘fan only’ position. This will circulate room air during night but not allow cooling.

16 yrs old? Im guesing this is a hot water heater.Not a air conditioner.

If its still making hot water you may not need to replace the whole unit.
The valve that is leaking is a high pressur relief valve and they do go bad the sprigs become weak over time and some corrosion may not allow the valve to seat properly.

1st step is to shut off all incoming and out going water to the tank.
2nd Shut off fuel or gas to the unit, and annonce to everyone your are working on the hot water heater.
3rd at the very bottom should be a drain valve much like a hose spicket,open this slowly and drain the tank,remember the water will be hot.You may not need to drain it all the way,while draining pop open the relief valve,when you stop getting water from it,you are below it and can turn the drain valve off.
4th remove old relief valve and replace with a new one,i think they are rated at 15 psi or 30 psi blowoff pressure,hopefully there is a tag on it with that info.

When you go to install your new one use some pipe thread compound or teflon tape around the threads before you reinstall valve.
Once done slowly refill tank with water, check for leaks.When full open up hot water valve to house and relight buner.open a faucet in kitchen to hot to bleed off any air.

When ballcock stops the water flow water escapes through the 6mm hose to the dump valve overflowing no to the roof


the 6mm hose is a bleed off hose and is meant to leak water out. the tap is to adjust the quantity. if you dont want any leaking out remove the hose from the dump valve and have it drop back into the tank

are you talking about a box air con in your window/wall ? . water dripping out of the unit is condensation from the water in the air. the water should go to a drain or outside. pipes making nose are from the compressor which is kinda normal unless its a really loud noise. use a rubber and cable ties to stop pipes from hitting metal on metal

Hello It could be a bad/defective EXPANSION tank if it(valve) leaks when the burner is running and the pressure rises at the same time .Otherwise swap the valve as they can wear out.

The pressure built up in the boiler and the relief (safety) valve released some water to relieve the pressure...
Either the exspansion tank is bad or the fill valve is leaking by...
This causes excess pressure to build in the boiler...

Water Leak from the hole where drain valve is attached


Time for a new water heater, it's leaking there because that's where it can get out - tank shot - not repairable. (Unless it's actually leaking out of the drain valve(which can be threaded out and replaced) but that would only leak if someone has tried to open it.)

The pressure release valve keeps engaging and running all of the hot water out of the tank


If this is a water heater, replace the valve. You can get them at Home Depot. If it is an air conditioner, don't worry about it. The water is supposed to run out.
