When the door is opening the chain on one side of the rail is pulled tight and the opposite side sags. It is just the opposite when the door is closing. It could be the sagging side is rubbing against the door but it seems you would have seen this. Also the chain shouldn't have grease on it. Just a light coat of lubricant from the factory. You might try tightening the chain just a tad.

My garage door has same issue. I notice that the trolley rail has lost paint. I think the metal trolley is rubbing on the rail as there is also rust dots that will form on car under this area only

Why wont my 3 remotes (hand held & factory in remote)only work to open the door ? They no longer work to open the door.I did replaced the batteries and reprogramed, craftsman 3/4hp chain drive

It could be that your door is binding on the way up and so it stops automatically. Try releasing the emergency pull cord and move the door up and down by hand to see if it is binding, probably near the bottom. The track may be misaligned or there could be something rubbing against the door.

How to safety check your garage door opener

Place a 2x4 (or other object that is solid and about 2" thick)flat on the ground in the middle of the door. Activate the opener and lower the door until it makes contact with the 2x4. It should hit the 2x4 and then reverse in the upward direction. It can put pressure on the 2x4 just not stay there. If it reverses then it has passed. If it stays down then find the down force adjustment on the opener and turn it down. This adjustment can be found in your manual and will differ in location from brand to brand of garage door opener. Check the belt/chain for slack when it is running(there is no need to check this on a worm drive opener). If there is more than 3/4" slack then tighten it up with the tension adjuster on the trolley. Check the force adjustments per the manual as well. Do not pay attention to this slack when the door is shut as the trolley arm presses on the opener arm to gain the best seal at the bottom of the door. If you have a screw drive you can lubricate the screw with liquid graphite. All other types need none unless you want to lubricate the nylon gear inside the unit with rail grease, but be careful here and unplug the unit first. If your garage door opener has safety eyes start the door down and then cross the beam. The opener should reverse upward. If it does it passes, if not then call a reputable repair firm. Thanks BB

During the Winter: I have a garage door that will not close unless I stand inside and hold the button. The door closes but then reveres as if something is underneath it. this happens only in cold weather....

I'd guess that the lights that sensse that something is in the way are dirty or not aligned properly and the cold makes it worse. Also make sure to get some WD40 on the door track and wheels and then the chain on the opener if it's a chain type.

On my craftsman 1/2 hp garage door opener connected to our 20 year old garage door, lately it has been getting stuck only about a foot off the ground, the chain is saggin so that when the garage is open...

It may not be the opener causing the problem.Unhook the opener from the door by pulling on the red disconnect handle. Push the door down or pul;l it up by hand by pushing or pulling on the top center of the door where the opener link hooks to door.See if it moves freely or sticks at the place you described. You could have a door spring problem if the door works ok manually the gear/sprocket in the opener is worn. This is an expensive repair and it might be cheaper to replace the opener. The loose chain could be a sign that the sprocket bearing is worn also.If it is not worn the chain is adjustable at the trolley assembly that slides on the rail.

Clicking sound - door doesn't open or close

Turn off the breaker for the unit. Set up a good ladder, change the bulb. Release the opener from the door, turn the breaker on, and try the opener while it is disconnected from the door. If it works, give the chain a good spray of wd40, followed by a good spray of chain lube or spray grease. Operate the motor back and forth, spray grease wherever the chain attachment rides the bar. Once it is working good and free, try to connect it to the door and test it. If it has a problem, check your door rollers and hardware.
