1) Many times people turn ON the electricity before the tank is filled with water.
This instantly burns out any element that is not submerged in water.
If the upper element is burned out, the lower element may be good, but the way the thermostats work, the upper element must heat top of tank before power is sent to lower element.

2) My new electric water heater had same problem, and the red reset button, or ECO, was tripped on upper thermostat.
Open cover and check reset.

Our tankless hot water heater runs cold sometimes.

Check for crossover: Where bad faucet cartridge or check valve lets cold enter hot pipe so hot never arrives at tap.
If problem is not plumbing, then add a comment and describe which water heater you have, including approx age and what has been done so far.
Call local plumber to fix tank-type heater
If you have tankless, call manufacturer to get list of local technicians who work on these computers that heat water, or save money and tear it off wall and install tank-type heater today.

Reem hot water 180 dvn water pressure drop

1) Copy following link for detailed troubleshoot walk-thru:

2) Today's new water heaters come with heat traps or heat trap inserts, so manufacturer can claim higher energy savings. But these things restrict water flow and clog, and reduce pressure, and whistle, and generally cause problems for some installations.

I have a gas Rheem hot water heater.....The flame appears to be on full blast, not just the pilot. I have run no hot water today, so we shouldn't be out of hot water. The water our of the hot faucet...

Sounds like you have cold water entering the hot pipe, or crossover.

(A) Put bucket under water heater overflow pipe, and stand back from scalding water. Gently open and close the TP relief valve on water heater. Check temperature of water to see if heater genuinely has hot water.
It could be the water heater has sediment build-up and is no longer able to heat the water, or the gas thermostat is bad.

(B) If water heater has hot water, and hot is not getting to faucet, then you have a crossover problem somewhere.
1) This problem can be located at crossover point of a recirculation system, if re-circ check valve has failed.

2) Failure of a single handle faucet cartridge can cause crossover.
Read how to test for crossover:

3) Other causes for crossover are a failed check valve elsewhere in the plumbing system, for example on the pool equipment. Also a failed mixing valve which is usually installed on top of the water heater so that some areas of the house like laundry room receive very hot water, while the kids bathroom receives lower temperature water.

Sounds like a squirrel inside water heater

The noise is inherent in electric hot water heaters. It is the noise that the water makes when it is being heated by electric heating elements. Mineral buildup on the elements can make it worse, so changing the elements can help...but will not totally elimenate the noise. When I install a new tank and turn it on all I have to do is listen to it to see if it is working or not...even brand new will make a is the sound of hot water... :-)

I am getting alternate C7 and 76 code as unit powers on and off , alternately giving hot and cold water

called Rheem and after giving them the info they are shipping out a replacement board which I can install, hopefully overcome the hot water problem for the short term I disconnected the remote wires at the heater which lets the heater keep producing hot water albeit without the remote...I will keep the old board as backup in case this happens again as there seems to be problems with the PCB

At shower time in the morning the hot water varies from cold on one day medium on another and hot on any given day. What's wrong?

Do you share your hot water with anyone? Is anyone washing dishes, laundry, etc before you shower? How old is your hot water heater? If it has filled with sediment, your hot water is limited. Try turning up the heat control valve on the hot water heater, only go up one notch today, then if not enough another the next day. Be cautious of scaulding hot water after turning it up.
