Gas grill doesn't get hot.

My Jen Air bbq. grill isn't getting hot. Sometimes all four burners work fine and other times only one burner puts out heat.

I changed bottles with same results. The burners are not clogged. Could it be a faulty regulator. The unit is about 4 years old.
