Turn off unit supply and check the blower wheel inside the indoor unit by rotating it manually by your finger if the blower wheel rotates freely then there is something wrong with your fan motor or fan motor capacitor. But if the blower wheel is not rotating freely try to check the fan motor for lubrication or some bushing dried of and no oil

If it is water leaking check the indoor drain pan if overflow with water.If the pan is overflow with water then you need to clean your drain pan and drain pipe. While the unit is operating check the drain pipe if water drip, if no water coming out from drain pipe you need to flush it with water to flush out the restriction.
Try also to check if no icing build in the evaporator fins. If icing is present then you need to clean your indoor evaporator pins and air filter. But if it is clean and still icing is present then your unit is out of gas.

i replaced my batteries and its worked (der- had a blonde moment)) um to heat i just set my air con on 28 - 30 c and its lovely BUt ususally leave it on 25c..... there is an over ride button under the flap thingie where the filters are try and find that ??? the only thing i would suggest is keep hounding the realestate for your manual they have a duty of care to provide that to you...

The simplest way of explaining this is as per the following. On your outdoor compressor unit there should be two pipes, one smaller diameter [high pressure] and a larger diameter pipe [low pressure]. Turn your A/C on inside the house and then shut off the smaller diameter pipe. Run the unit for a around 3 to 4 minutes and then check if the cooling is reducing from the unit inside the house. When you feel room temperature air [not cool] being emitted from the indoor unit shut off the larger diameter pipe and turn off unit. Isolate electrics, disconnect A/C piping and immediately seal the piping with good quality tape to prevent egress of dirt. When re-installing a quick purge of gas is usually only required to clear the lines if they were sealed properly and kept clean. Ideally running a vacuum pump is recommended but if care was taken then it may not be needed, as in many of my installations.
