The inners gears in these are plastic and slowly wear out. As usual throw away society, not worth reparing. 99% of timers are now digital, not too expansive for just a simple timer. If you do buy yourself go to somewhere where they will check the new one is compatible and has a changeover wiring diagram or instruction leaflet. If you are careful, turn of all power etc. might be able to do it yourself.

Boiler does not fire up sometimes and takes around 5 minutes to fire up when it does.

If you've had it for about 18 years it may be time for a replacement or, at the very least, a boiler repair. I had mine replaced three months ago and it was 15 years old. I think that it is important to make sure that you replace important things like this about every 15 years just to ensure that everything is working properly and is up to date. How long have you had issues with it? Because if it has worked really well up until recently then all you probably need is just the repair though. Bailey Plumbing and Heating and Air Conditioning

How do I install my hot water heater?

Youtube offers many videos of the water heater installation. Drain first with a garden hose. after turning off water and unplugging electric or shut off gas.

If changing to a tankless, remember they often require a larger vent pipe to the roof. 4" usually, not the 3" for tank water heaters. Local building codes may require a permit and a larger Gas feed pipe.
Also if you're going to use the old Pressure Relief Valve DO NOT test the valve by activating the little lever. Once used over time their internal seals weld onto the closed seat and tend to rip and leak if you test the valves function. Replace with new ( $15) if it's been operated. Most plumbers now use Braded Feed Lines from/to the Water sources, making future replacements easier. You might find the replacement Tank is not the same geometry as the old one, having longer braided feed lines helps when they are on opposite ends of the tank top and the original feed lines are copper and wont reach the new tank pipes or the tank gas starter door is on the back side requiring you to rotate the tank 180. If you're changing size, measure the width and height. It might not fit the old installation.

"Infinity 20" probably 8yrs old now. Recently started making a humming noise whilst in use. The noise continues 15secs or so after hot water tap has been turned off.

Sounds like the diaphram in the gas control valve which is not replacable. You would have to replace the gas control valve and I would also suggest replacing the thermocouple. However since the heater is 8 years old you may think about replacing the entire hot water heater. Depending on how much water has gone through it in these past 8 years it will probably rust out soon and then you will be dealing with a flood.

Good luck,

Marty

2 yr old ecco sense UMC 117 unit flashes 38 beeps and wont give hot water

1) Copy following link for Rheem tankless troubleshoot, including ecosense.
http://waterheatertimer.org/Troubleshoot-Rheem-Tankless-water-heater.html

2) Probably needs new circuit board.

3) Product manual usually give list of required yearly maintenance.
Perform the maintenance, just like changing oil on car, and then service technician is familiar with your water heater and can count on your money each year around Christmas.

4) For independence, reliability, cost, and convenience, don't buy tankless water heater, or any other expensive/complicated water heater that requires yearly maintenance, and generally cannot be repaired by homeowner.

Basemnt flooded water heater wont stay lit ever since, taken out burner assembly severl times now stays on long enough to heat water then shuts down soon after.replaced thermocoupler and have to lite...

Sounds like the air intake is clogged, and pilot and burner tubes are dirty.
All manufacturers say that flooded water heater should be replaced and not repaired.

You can clean air intake and burner assembly, and then next step would be to replace burner assembly and replace gas valve thermostat to see if functionality returns.
Expense of replacing parts is about half the cost of new gas water heater from box store, and still no guarantee that old heater will work.

There is a solution.
Ordinary tank-type electric water heaters are fully repairable by homeowner.

You have a new heater that works fine most of the time, but reset button trips.
That says tank is getting correct electricity.
It says that elements are good.
And you don't have sediment problem with new tank.

If you do not want to test parts, then replace upper and lower thermostats for $28.
http://waterheatertimer.org/How-to-replace-thermostat-on-electric-water-heater.html
The reason I suspect defective thermostat is that tank has 4 parts: 2 elements and 2 thermostats, and you have plenty of hot water so elements are probably good.
The reason I replace both thermostats is to avoid uncertainty.
Tighten screws very tight against copper wire.
Be sure to put back insulation and covers on water heater so thermostats not exposed to cool air which can lead to overheated water.
Then send bill for $28, plus labor and aggravation to Rheem
Your plumber should have done this for you as part of warranty, but sometimes self-sufficiency is valuable.

If you want to test water heater parts before replacing anything, then buy multimeter and take 30 minutes to become electric water heater expert:
http://waterheatertimer.org/How-to-troubleshoot-electric-problems-with-water-heater.html
Buy cheap multimeter at home center.
When testing continuity or testing elements, rotate multimeter dial to Ohms.
When testing for voltage,, rotate multimeter dial to 240-250-277 VAC

You can also double check anything fixya or plumber tells you by posting question on professional water heater forum like the Tank:

PROBABLY. THE ANODE PROBABLY FUSED ITSELF TO THE TANK VIA ELECTROLYSIS. I WOULDN'T WORRY ABOUT INSPECTING THE ANODE ROD UNLESS U LIVE IN AN AREA OF HARD WATER AND/OR THE UNIT IS OVER 5 YEARS OLD. DRAINING AND FLUSHING THE WATER HEATER TWICE A YEAR WILL HELP KEEP THE UNIT PERFORMING LONGER. ADDING A WATER HEATER BLANKET WILL HELP LOWER UR UTILITY BILL AS WELL.IF U FEEL U MUST HAVE AN ANODE IN UR TANK, ANY RV DEALER HAVE ANODES FOR A SUBURBAN WATER HEATER THAT U CAN ADAPT AND THREAD INTO THE DRAIN PORT OF UR WATER HEATER.
