Question about Heating & Cooling

We have a Noritz N-063 tankless heater that has been installed a running flawlessly for the last 61/2 years. Recently, and randomly, the unit will shut off and produce a code "12" on the remote control. We have cleaned the filter and checked the gas pressure.(Noritz requires 8.5-14 WC for propane and we have 10.5 WC). Any help would greatly be appreciated. Thanks in advance. The error code "12" indicates a serious issue inside the unit. The most common error is 11, which is related to pressure in the unit, and usually just requires you to turn off and on the unit a few times and it is resolved. However a 12 is an indicator of a much more "serious" problem in the unit. It is not specific to a single issue, but I recommend you call Noritz to see if they have any advanced troubleshooting available that only a Noritz technician would know about. If you get this message this morning, try their Atlanta office as it should be open by the time you get this: 770-422-8120 However their main number is in California, at 714-433-2905.

However I do believe this unit will need servicing, and they can help set that up for you.

Every Noritz tankless water heater has a minimum flow requirement which must be detected in order to activate the heater. If your water heater shuts off during usage, check to see if your filter is clean. Verify that gas, water, and power are supplied to the heater as well. . Also be aware that in residential situations, higher set temperatures may cause you to use less hot water as you mix your cold and hot supply to comfortable temperatures. If your set temperature is above 120°F, try lowering the set temperature of the water heater to ensure that you are meeting the minimum flow requirement of the water heater while tempering.-----------------The gas pressure is not regulated.The error code 12 is related to gas pressure regulator. You have to check the gas at the regulator thats on the fixture. (you do have a regulator on the heater?) The set point should be marked on the regulator body. You have to leave all the other gas fixtures on or you might get a false reading.install a Pressure Regulator in the line to the Hot Water heater just below the unit.And then check.

Exposing tankless to hard water causes reduced efficiency within a few months, and can cause Total failure of parts within two years.
Do not expose tankless to more than 11 grains hard water.

To possibly solve problem temporarily, install softening system, delime tankless unit using white vinegar. Delime yearly. It is fun for whole family. And who doesn't like a project schedule.

To solve problem long-long term, install tank-type gas water heater from local box store for $350.

I have a nortiz 063-s tankless, and it won't stay on...I'm thinking it's the computer, please help


There are several things I would look for:
-Flashing burner light (indicates an error code)
-Trying flowing more hot water. In the summer alot of times you'll flow less hot water because your cold water is warmer. If you flow additional hot water at your shower, it will ensure the unit stays firing
-If the unit doesn't fire at all, you may have debris in your cold water filter or a stuck flow sensor. Call tech support to help you with cleaning a flow sensor.

You are actually getting a 90 error code. This error code occurs if the unit is dirty and overheating. I'd recommend contacting a servicer to clean your heater with compressed air. They'll need to remove the fan motor and manifold plate to fully clean the burner chamber and heat exchanger.

If the unit is functioning properly, then you need to contact your utility company to see about upgrading the size of the gas line and meter to your house, and possibly the lines IN th house. It may be cheaper to go back to a tank type water heater despite the potential energy savings with a tankless.

Noritz tankless water heater/dishwasher not hot enough to clean


You are doing everything you can. Your dishwasher probably isn't drawing enough hot water to activate the unit so opening the faucet and flowing more water will activate the unit. Just try to adjust the flow from the faucet to a point it, plus the draw from the dishwasher, will activate the unit. This will come with trial and error as I am sure you have already experienced. Also, open the dishwasher when it does get filled and check the water temperature. You might have the unit set at a low discharge temperature. Do you have a touchpad to control the water temperature adjustment?

Noritz tankless water heater not producing hot water


I called Noritz error code 16 is a overheat problem. Noritz say's to flush your coil with vinegar or CLR.
Use a small pump to recirculate the CLR or vinegar through the system for 45 minutes and flush with fresh water. This worked for me.
