You need to check the water pressure and flow through the unit. It sounds like you dont have enough flow so it is shutting off.

Even though the water is very hot do you run out quickly? If so the problem is the 'dip tube' if not it is most likely the upper thermostat.

Burners will not disengage after shutting off Hot Water.


Ok the way this system works is from a pressure and flow switch. The pressure switch picks up the slight drop in pressure when the hot side water is turned on then turns on the burner. The flow switch measures the amount of water flowing and adjusts the size of the burner to the amount of water flow. So a couple different things might be happening. The flow switch might be sticking causing the water heater to throttle down the burner but not off when the water flow is off. Or the gas control valve might be by-passing gas when off causing the burner to stay on even when the demand is off. Run the hot water on high demand then turn the water off. If the burner is still on try banging on the water heater with your hand and see if the burner shuts off completely. If it does the gas control valve might be by-passing. You would also need to check and see if the pressure/flow switch is giving any voltage signal changes when the water flow is off. These tankless water heaters are more comlplicated to work on than a standard water heater and you may need a professional's help...good luck

Often, this is the result of a restriction of exhaust gases. This type of hot water heater must be adequately vented, (per installation specs). I found this out after taking a number of cold showers. :^( Two years later, and still counting, no more problems. :^)

it sounds like your shut off valve might be bad even though it turns on and off by turing it doesn't mean that the washer is not stuck to the seat and not opening, try replacing the valve

When I run the hot water on my tankless LPG water heater the water will run hot for a few minutes and then shut down even though the hot water tap is still open. This means hot and cold water cycling...


There's a little device that is like a pressure switch that starts heating when is senses water flow. This is what happens when it starts to go bad. You will need to call out a professional and have it serviced and the part repaired or more probably, replaced.

Hot water problem


Someone has not sized the system correctly. The water heater will heat a certain GPM a certain temperature rise. Most of those "generalizations" from the manufacturers are referencing the lowest of all the flow requirements like 2 lavatories. The truth is, don't use other fixtures while showering or get a bigger system. II would think that the unit is going out on hil imit because there is not enough psi on the water coming in.Is this unit on well water or city?If it on well water you have run some cleaner in it every six months.L on the side of the heat or inside and there a toll free number to call talk to a tech.
