Remove the drain valve from the tank and inspect the seat for any damage. This valve can be found at Searspartsdirect.com or in hardware and home center stores--they may may not look the same, but the function is. Hope this helps!

Leaking around Pressure Switch. Ordered & replaced switch but still leaking

Some pressure switches have a valve that reliefs the compressor head pressure when the motor stops and closes the head pressure relief valve when the motor runs.
There is a check valve that keeps air pressure from coming back to the compressor head and the relief valve.
I think the check valve is leaking tank pressure to the relief valve and compressor head.
The check valve is where the pressure switch mounts on to and it mounts threaded on to the compressor tank.
Try replacing the check valve

Husky 26 gallon air compressor doesnot get any higher than 25 psi and keeps running

If the compressor isn't shutting off then there is a leak somewhere. Have you closed the drain valve under the tank? if the valve is closed, remove any attachments from the air hose and check the hose from end to end for leaks. Also check that the safety release valve is closed. It is usually brass and has a small split ring on top. If no leak can be found in the above locations then it is internal to the compressor, the piston rings or valves are not sealing.

Compressor runs and sounds ok, but it only manages to show 20 lbs. It will not build air pressure and continues to run.

check air tank drain valve located on bottom of tank, if it is not leaking try adjusting air pres regulator (large black knob close to air hose connection.) the knob when turned in will increase the tank air pressure, if knob wont turn check that lock ring on bottom of knob to make sure it is disengaged. also check for air leaks in all lines and connections

When it runs it sounds like an air leak from the engine and the tank does not fill. i do not hear air leaking when not running.

This sounds like the compression release valve is leaking. This valve bleeds the cylinder pressure to allow the motor to start without having the load on it. On this size compressor the valve is often built into the pressure switch. It is a little "pintle" type valve and you will hear hissing while unit is running but the opressure will not build up very much. When the pressure switch calls for the unit to run, the little valve closes with the switch. COntamination or other stiction keeping the valve form closing will cause the problem. You will find this near a tube that goes to the pressure switch. The switch itself hooks into the tank, but this little tube will connect to the cylinder head or the main tube from the compressor. Yours may look similar to ones at this site:

The valve is also commonly called the "unloader" valve.

Will not build pressure

There should be a drain valve on the bottom of the tank, make sure it is closed.

In order to close the tank drain valve, is it turned clockwise or counter clockwise?

Generally, to close the tank valve, looking at the top of the handle or lever, rotate clockwise. If your drain is like a radiator drain, turning clockwise will make the handle/lever come out until it hits a stop. Turning it counterclockwise while looking from the outside of the handle/lever/knob will make the stem move in but open the drain.
Let me know how you do.

Compressor motor only comes on and fills tank when tank is empty. When tank has any pressure it tries to start but stops.

there is a valve under the regulator, at switch off pressure the valve must blow of the air between cilinder and checkvalve after stop running.. when checkvalve is not closed it keeps blowing.
