A pool inspector says our Pentair MiniMax Plus pool heater is bad. I doubt that. It does leak water on the side closest to the water source, but the leak is not coming from the pipe itself. The heater heats up just fine. What could be the source of the leak?

    We were told they by-passed the pressure switch. Could this be the source of the leak?

A bad heat exchanger, a bad pressure switch, A bad rear header.
If it is the exchanger he is right, it's time.

    I would assume when they say they by-passed the pressure switch they are talking about jumping past the wires. The switch itself screws into the header and can leak from the spot where it threads in. It just has a static pressure there, but you can't jump anything in the switch just by-pass it.

Have a Pentair Minimax Plus 400 heater leaking water. How do you get the top and flue collector (gas is turned off at source) off so you can see if the heat exchangers are leaking, or is there another way...

There are multiple screws around the perimeter, remove them then lift of the top. Then there is multiple pieces of sheet metal that also needs removal. Then the baffles sit right on top of the heat exchanger which will easily be removed once the sheet metal is removed. then inspect the exchanger.

I have a 6 yr old Pentair Minimax NT heater that just started leaking water. Is it worth it to repair it, or should I just buy a new one?

Buy a new one. I spent $650 beginning of season to replace the manifold that was leaking and now it is broken. Again. Had since new and every year it breaks, sometimes twice. 6 years of dealing with this piece of junk.

This is likely a leaking heat exchanger. These usually fail due to improper water chemistry. This can happen in less than a year if the chemistry is messed up enough. Most culprits are putting chlorine tablets in the skimmer and running the pH or Total Alkalinity tooo low. HTH

Pentair minimax 250 leaks onto burner

Unfortunately it is usually caused by a bad heat exchanger. Not too expensive, but a dirty, time consuming job to replace.
