Heater takes more than 1 minute to get water to kit faucet , then temp fluctuates

1) Guesses: Sounds like a bad single-handled faucet cartridge, or low water flow at faucet, or clogged water filter.
Replace faucet cartridge, clean the aerator, and/or clean sediment out of pipes below sink, and clean water filter at tankless unit each month.

2) For exact measure of problem:
Typical faucet can have 2 gallon per minute flow rate.
2 gpm flow rate means faucet fills 1 gallon container in 30 seconds. Test faucet using 1 gallon container and a cooking timer to get flow rate.
Clean aerator to improve flow rate. Compare kitchen flow rate with other faucets in home.

Most homes have 1/2" diameter pipe running to kitchen faucet.
100 feet of 1/2" diameter pipe holds 1.2 gallons of water. This assumes no sediment build-up inside pipes.

Assuming only hot is turned on: If faucet is 100 feet away from water heater, and pipe diameter is unobstructed 1/2" diameter, and faucet has 2 gallon per minute water flow, then hot water should arrive in 36 seconds.
50 feet away, and hot water should arrive in 18 seconds.

If kitchen has single handled faucet, and the handle is raised in the middle, then equal amounts of hot and cold water are drawn at same time. This doubles amount of time for hot water to arrive.

If single handle faucet has a bad cartridge, then faucet can have crossover.
Crossover means that cold water can enter the faucet even if faucet is turned to hot.
Bad single-handled faucet cartridge can delay or stop the arrival of hot water.

Tankless require maintenance including cleaning combustion parts yearly, de-lime heat exchanger frequently, and clean water filter each month.

Our cold water handle has to be removed and cleaned every month or so in order for the fawcett to move freely. The hot water handle seems to be fine. It's a Kohler forte and is around 3 years old. Thank...

This is due to impurities in the water. The hot water heater separates alot of the crud in the water and the cold water goes right to the sink. adding a filter to your system will prevent the buildup.
Thank you Joe

My faucet is running a steady stream of water. I am not very handy. How do I fix this? Do I have to take the faucet apart on from under the sink and then try to fix something that way, or can I take off...

Replace the valve cartridge. Instructions are here. You can take the cartridge to a plumbing supply store to be sure you get the right replacement. If you replace both, be sure to put the new hot and cold cartridges in the correct places.
Hardware stores carry many cartridges. You can check there first if it is more convenient.

The hot water in my tub has slowed to a trickle. We have trouble with lime build up in our water. It is a single handle control. Should I assume that it is lime in the hot side stem. If so,how do I clean...

Does the hot water flow in your other household faucets seem OK? If not, the problem could be lime build-up on the heating coils of your hot water heater. You should drain your hot water heater once a year. You will notice a hose hook up at the bottom. Hook a water hose to that, drain the hose to a place outside that is LOWER than the hose hook-up (gravity), then open the valve on the water heater, BUT BE SURE THAT YOU HAVE TURNED THE ELECTRICAL BREAKER TO THE WATER HEATER OFF BEFORE YOU DO THAT. Once the water heater drains, turn the valve(faucet) on the water heater all the way to the right (off), and when it is filled throw the breaker in your breaker box back to "on"so the water can begin heating.
Now, to the problem at hand: If the ONLY hot water flow problem is the tub, you've got a blockage either in the hot water line between the water heater and the faucet, or a blockage/lime buildup in the faucet itself. Hope that it's the faucet, because if it's not, it could be ANYWHERE between the water heater and the bath faucet.
My best advice is that you have the tub faucet replaced. It sounds as though you are not sufficiently adept to do that yourself (no insult intended). While a qualified plumber is in there, he should be able to tell if the hot water blockage is in the faucet or further back in the system. By the way, you don't have to replace the faucet with a single handle unless you just want to. Good luck!

Kohler shower valve (hot/cold switched)

Just had this same thing, on this exact faucet. If you still have the manual, it has instructions on how to rotate the valve for back to back installations where one shower has the hot/cold reversed. Our contractor got ours in backwards the first time and I had to call and have them come out and rotate the valve this morning.
