I just bought a condo, it was built in 2009. When

I just bought a condo it was built in 2009. When the tenants above us use the water in their bathroom a ticking sound is generated which is soooo loud and annoying (the hoa maintenance guy says it's water dripping down the stack). I asked him how he would fix it and he emailed me this: I cannot promise we can do anything about it. We have found that it is caused by the fire caulking where the drain pipe goes through the top and bottom plates in the stud wall. The fire caulking fills the gaps between the pipe and the hole cut in the plate to allow the pipe to pass through. It is required by code to stop fire from passing between floors. It seals the gap so tight that it doesn't allow the pipe to expand and contract as it changes temperature with the water that is running through it. The only way we know of to stop the noise is to cut open the wall and remove the caulk around the pipe. That is not an option in this case because it would be illegal in multi-family housing. Does anyone have any ideas

Fire chaulk is designed just seal and not allow air in by pipes and or wiring to prevent fires from getting air to start and spread.

If you are hearing a constant drip they may have a leaking toilet or faucet just dripping a little causing this. If everything is right sound proofing when installed like cast iron stack between walls to limit noise.

But you may ask them to make sure nothing is dripping .

Yes I would replace it being it is on borrowed time, but the one that has the longest warranty and I believe you get a better coated tank. I recently bought a Whirlpool at Lowes with a 12 year warranty. Is there a 'pan' under your water heater ?

Probably not. BUT the tenant may be opening the door before the rinse/dry cycles are complete. You can change the water temp selection by changing the wash setting. settings like "high temp" and "pots and pans" on most machines will wash in hotter water. try closing the door and press and hold the start button. that might pump out remaining water. also Make sure drain hose (under the sink) has not been moved.

After 12 years you can expect that kind of repairs...I would not spend the 1200 for the compressor and would instaed replace the unit...it will just irritate you more from here on...

It is more than what your plumber told you, that wouldn't fix it , because the little condensation that would form wouldn't make noise.
