If you contact the manufacturer they can tell you the year the water heater was made from the serial number. Hope this helps.

Leaking water tank


Hey Ward, first, you need to determine exactly where the leak is coming from.. it could be lines, element seals, the drain, or the tank itself.. turn off the power before you start investigating and removing parts and pieces...these are not complicated... its just a big tank of water with heating elements inside...if the unit is very old.. it might be time for a new, more efficient water heater. Once you have determined where the leak point is.. then you can make the decision as to where its more economically feasible to repair or replace..(once they start having problems-if they are older- they will continue to)..If you are not mechanically inclined, call a QUALIFIED home repairman -THAT HAS REFERENCES you CAN/WILL CHECK..

If the pilot is going out, it may be from lack of combustion air intake. Make sure you have fresh air in the water heater room...one within 18 inches from the ceiling, & one within 18 inches from the floor. The size of the openings is determined by the BTU's of the water heater.

Cleaning a hot water tank


empty all water .AFTER you have disconnected the power source.
replace element . maybe two. scraping the crud off doesn't do the trick

Gas water heater leaking


2 major leak areas. The first is theT&P valve. If it is leaking, you may be having problems keeping the heater hot enough for your hot water needs. Would need additional symtom(s).

If problem is water on the floor, it would be smart to purchase a new heater. Your water bill will be going higher as long as the leak is not dealt with. You will also be paying more for your natural gas because the heater will be running longer.

If your heater is 15 - 20 years old, i would definately buy a new one. We can help if you send model # and brand name.

Purchased "Reliance Lowboy electric water heater"


The water heater has two 4500 watt elements.
However both elements are not turned-ON at same time
So the water heater is 4500 Watts

Volts x Amps = watts
Amps =watts divided by volts
Amps = 4500 Watts divided by 240 Volts
Amps= 18.75

So that says a 20 amp breaker ... except for the 80% rule
80% rules says for safety, your Amp rating should be multiplied by 80%

20 amp breaker X 80% = 16 amps
20 amp breaker is actually safe for just 16 amps, and your water heater draws 18.75 amps.

The calculation shows you need a 30 Amp breaker.
30 Amp breaker requires 10 gauge wire.

My model 501, 30 gal, LPG water heater only makes warm water, is this fixable, or should I think replacement?


Look at the flame and see if it's burning blue or yellow. And then see if it's burning all the time. If the flame is yellow and water heater does not make hot water, the thermostat may keep the flame going all the time and use up your gas.

Poor flame color means you should clean the burner or replace the burner. If water heater is exposed to trace amounts of some chemicals, like bleach or pool chemicals or wax, these chemicals get pulled into the burner and will shorten life of burner assembly and combustion chamber.

If the flame is blue and the water is not hot, then the thermostat is the best suspect. The thermostat is part of the gas valve. The gas valve has a copper tube that extends into the water and reads water temperature. If thermostat reads incorrect temp, then the gas valve needs to be replaced with gas valve from local plumbing supply of Lowes.

If the flame is blue, and it runs all the time, then your tank may have a layer of sediment between the flame and the water, and the sediment has caused water heater to become very inefficient.

Now to answer your question:
You can turn up the thermostat dial located on front of tank.
Check your flame and how often burner comes on to determine where problem is.
You can buy a gas valve from Lowes for $65 or from plumbing supply and then replace >> you need a couple wrenches and pipe joint compound and about half a day.
You can clean the burner with wire brush and shop vac.
Remove chemicals from same room as water heater.
If the water heater has sediment build-up, then a new water heater is probably best choice.

You can do some things yourself. If the do-it-yourself steps don't work, then get a new water heater, and you know more about maintaining a water heater because you worked on the old one. Save the new water heater manual. Read the manual because it has ordinary information that will save you money long-term.
