The 2 most common issues are a freon leak or the outside unit fan start capacitor goes out. It's more likely a capacitor issue. They fail regularly. I had a fan capacitor go out on one of my 3 units last year and it cost close to $300 for an AC company to come out and fix it. I watched them fix it and it's something that you can do yourself if you know what you're doing and are careful to hook it up right. I have three AC units and another capacitor went out this year and I found a kit with detailed instructions with pictures and phone support at hvacrepairkits.com. It saved me over $200 on the capacitor replacement.
