Your temp and pressure valve is leaking, one of two problems is causing this. Either you need to install/ replace the pressure reducing valve between your house and the city water main(well), or you need to check the thermostat to be sure it is not overheating. Whatever you do DO NOT plug, cap, or block the t&p valve ever. Doing this is a bad idea, and could be fatal.

Not familiar with that exact heater but if it is an electric heater with a top and bottom element this may be the problem. Electric water heaters usually heat water off the bottom element. If a lot of hot water is used then the top one kicks in through the temperature controls. In some cases if the bottom element burns out, it will try to heat everything with the top element. This sometimes causes the water in the top of the tank to actually get too hot and it opens the relief valve. So you may have a bottom element bad. Otherwise your relief vale may need replaced or you have a sticking temp control making it get too hot.

You will need to turn off the water heater first. Shut off cold water inlet valve to tank. Open the drain at bottom with hose attached to suitable drainage area, hot water will damage plants and grass so if you want to use the water let unit cool off for a few hours or drain down past the valve level. You can open the release on the temp/pressure vale and it will help vent and allow you to know the level. Take a small pipe wrench or large channel lock pliers and remove the drain line pipe connected to the valve body. Open a faucet that is the longest run and wait. The valve can be found at most home centers and are basically all the same with the BTU and pressure rating on the label. Take with you to match length and ratings. Apply Teflon tape or pipe dope on threads to help seal the fitting and tighten up till unit is secure and the opening points down for overflow pipe installation, reseal and tighten. Close off drain and refill with faucet and valve release open, when water starts to run out of valve close and continue filling until all air is bled out. Then relight water heater or turn on power. Check for leaks and test valve for operation. The TP valve should be tested annually for safety.

If the drip is coming out of drain valve: Put a hose cap over end of drain valve.
If water is seeping out of cracked drain vale, then replace it.
If the leak is seeping around previously sealed threads, then tank may be rusted beyond repair.

WATER KEEP RUNNING OUT OF THE RELEASE VALE


you can go to get another relief valve because if its dripping its probably bad. if you have a clark supply center nearby, you can get one there! or another plumbing place or water heater supply. you may have to drain out some water to bring the level below the valve. Shut off the power to water heater. If electric, turn gas to pilot setting, if a gas water heater. Cut off water supply to water heater as well. It is not necessary to drain the entire tank. Open a hot water faucet, drain water from tank, drain for approximately three to five minutes. Prepare the new relief valve with Teflon tape. Unscrew the relief valve counter-clockwise with a wrench to remove.
Turn the water supply back on to water heater. Make sure water is running from the open faucet before turning the power back on. good-day!

I intend to replace my Reliance 501 water heater unit from inside the house out against the outside wall. Would you please advice me what steps I have to follow ?


Moving a water heater outside is not a good idea because of freezing and increased electricity usage. If you are set on moving it, I would recommend moving it to a garage instead of the outside.

Which ever way you decide to do it, you will need to make sure you build a flat platform for it and that you run a new electrical line from the circuit breaker panel to the new location. I would also recommend that you install an exterior electrical box near the new location. Make sure that you use armored cable from that box to the connection on the water heater.

Now you have to tackle the water lines. You will have to run the cold water line from its present location to the new location of the water heater and the new hot water line back to the old water heater location. Make sure that you insulate all lines not once but twice. A heat tape installed on both lines would also help with freezing.

I can get the water to stop running from the water heater to the outside of the house.


If this water is coming from the pressure/temperature relief valve on your tank type water heater, and it is piped from inside to outside of the house, you could try pulling up on the lever atop the pressure/temperature relief valve and releasing it. See if it sets properly. It may have to be replaced if I understand your problem accurately.

Water gets burning hot and trips reset on thermostat and theromast was replaced and still doing it


Is there a temp setting like hi,med,or low? That control works like a rheostat. If it is shorted it will keep the elements full powered and you will have this problem. Has the pressure relief vale gone off yet? Make sure it works so you don't have pressure damage to the plumbing . Now back to the thermostat. Try turning it all the way down. If it continues to heat, The rheostat is defective (temp control)

Burnt element on water heater


It would be a good idea.If you don't you have water all over you and the heater.Turn water off and open the drain valve at bottom of heater.I would hook a water hose and run outside.when the water start running open the pop off valve ,it will run faster.
