code 12 is a flame failure. Remove the front cover and watch the unit as it cycles. Look to see if the burner starts then quickly goes out. This could be caused by lack of gas, blocked vent, not enough combustion air, moisture on the igniter, blockage in the burner or the flame rod sensor is dirty or defective. Troubleshooting this unit can be complex and I recommend a proffessional look at it.

Yesterday the hot water went cold after 2 minutes into a shower.I checkAQed the hot water unit and noticed it seems to be damp around the base.it's an Aquamax 315 twin element electric hot water heate

Electric hot water heaters are particular to water levels and air pockets. Air pockets (low water levels) can cause the upper element to fail thereby reducing the overall recovery of hot water. Also if this is supplied by a well the incoming water temperature is lower than city water and also maybe adding to your problem. First thing I would check is the upper element. Start there and re-post with updates..

Uline under the counter icemaker not making ice. Fed from RO water and had filters replaced to help but didnt. All is running fine, but not making ice. Dups one tray every 12 hours then stops

Is the condenser fan running? Is the condenser clean? (condenser is the "radiator like" coil outside of the ice box. It cools the hot refrigerant.

The clean light is blinking and beeping. There is less than 2 cups of Vingegar still in the water reserve.

Sounds likea serious PIECE. Try running it on the regular mode with vinegar, or you could even use hot water.
