Question about Plumbing

I have mixer taps fitted to my kitchen sink which leak from under the mounting seal when the taps are turned on.when the taps are turned off the leak gradualy stops and the actual tap never leaks,do the taps need replacing because the seal is faulty?The sink and fittings are 17 years old if I buy a new set of mixer taps will they fit the existing pipes and threads.Oh and of course the pipes under the sink are very difficult to get at. And would you please advise me on the best method of sealing the joints I have heard of plumbers mate is this a tape? Thank you

It appears that the seal at the base of the tap is worn or the screw collar is loose - try hand-tightening it. It may cure your problem. Plumbers tape is a white tape that helps seal water pipe joints!

Turn off the water supply from the heater and at the main water supply line outside. place a container under the sink where the flick mixer is mounted to catch the water that will come out of the lines when you undo the fittings.
there should be 2 flexible braided lines coming from the mixer to the water supply lines, undo both fittings from those lines, then undo the brass nut that fastens the mixer to the sink, you may need a 10 or 12mm socket with an extension bar to get up under the sink to be able to undo the nut.
there should be a metal horseshoe shaped retaining plate that holds the mixer to the sink which should come off when the nut is undone.
You may or may not have to remove the flexible lines from the mixer which you should be able to sort out when you get to that point.
I hope this info helps you with your problem, the info may not be exactly how I have explained but that is how most mixers are fitted or removed.

turn off the hot and cold water supply, place a container under the sink where the hose meets the Sink mixer.
release the pressure from the tap by opening the tap to let the water out.
use a suitable tool to undo the flexible hose from the underside of the tap, there should be a small "O" ring on it which you will have to replace as the "O" ring is possibly the cause of the leak.

I Have a cold water dripping in my sink the taps are mixer taps i have fitted a new washer but it still drips also it is tight to turn on and off. also my Hot water tap is hard to turn on it turns quite...


you need to check the seating in the tap for pitting, the new washer will not seal if the seating is pitted. you could fit some TAP REVIVERS which are available from most plumbers merchants.

I have a mixer tap in the kitchen sink. The hot water tap runs fine but I am not getting any cold water. I also have a bath downstairs and the cold water tap there is fine


You will have to turn off your water mains and strip your mixer tap. It is possible that the seal (if it is an older tap with a rubber seal) has become stuck or the threaded part that turns it has gone faulty. If it is a modern tap with ceramic seals, check the operation of the mechanism and see why the ceramic seal is not being opened.

We have a wall mounted kitchen sink mixer with a swivel spout. Water leaks from the swivel connection. What material do I have to prepare before disassembling the spout? an "O" ring? some kind...


The spouts normally take an "O" ring seal and these should be freely available at larger hardware or faucet outlets. There may also be a plastic wear ring which does not seal and is not normally replaced unless the spout is loose in its fitting.

On the back of the mixer tap on my astracast sink has a small hole that seems to be part of th mixer tap is leaking when the cold water is on and not the hot, can you help?


I sounds like the cold side of the faucet has a bad side. Contact them for free parts for that side and directions on how to install. It could be just those rubber seals but my be the actuator for the cold water.
