When taking a shower hot water goes away for about a minute or two and then comes back. It starts out hot and goes for about 5 minutes and then all of a sudden gets ice cold.

    I get a code 25 on my Rinnai. That means the condensation tube is stopped up. It is very cold here so ice must have stopped up the condensation tube. Will have to put a heat tape on the tube to the outside wall.

    I just cut the condensation tube running to the outside through a black wall and ran it into a bucket inside. Now I have hot water.

SOURCE: water only stays hot for 5 minutes when I take a shower

Unit needs a new "dip tube" It is cracked and allowing cold in water to mix with all hot water resulting in "lukewarm water". Need plumbing skills to change out at cold inlet top of heater,pull out old,buy new at hdepot 5.99 reinstall.

Does it happen to any other fixture? If not, it's most likely your shower valve and not heater.

your unit is undersized or you do not have enough gas supply to run the unit properly.
If you have to many water features running or you have to many gas items turn on at the same time it can cause problems.

It sounds like your thermostat on the water heater isn't working properly. try turning it up higher and if this doesn't work I would have a service techy look at it.

Rinnai RL94i - Produces hot water for 3 minutes, then stops

I just had this exact problem. It kept getting worse until we had no water. Our Rinnai tankless hot water heater started the same way though, with hot water for a few minutes and then would shut off with an error code 10. We just had to shut the hot water off and then back on, wait a minute or so and we had hot water back for a few minutes. Our unit would come on with a loud vibrating noise and remain until it shut off with an error code 10 (air flow fault). The solution was to remove the blower fan and blow out the squirrel cage. Ours had moths in it. We also vacuumed out the fan housing. Be careful to mark any wires you disconnect and take pictures before removal. Our unit is now almost silent when it comes on and supplies endless hot water.

You could start by seeing if the thermostat is wide open. Sounds like it is on low or vacay mode. How far is the run between your heater and the bathing area. Might need to insualet some piping.

A 40 gal. electric water heater will give you aprox. 32 gal. of hot water in one setting, since they do not reheat as quickly as gas. So if you are using a newer 1.5 or 2.0 gpm shower head. You could take a 16 minute shower with straight hot water. If you are running 2 new shower heads at once you could get 8 minutes. If you using the tub spout the times decrease. Some of my customers like to turn up the temerature on the thermostat a little so they can mix more cold and get it to last a little longer. Be very careful doing this.
If your water heater has a lot of calcium built up in it the times will decrease.
With out seeing the heater, you mention it is a mobile home heater so I am guessing that it is bottom fed.

Often, this is the result of a restriction of exhaust gases. This type of hot water heater must be adequately vented, (per installation specs). I found this out after taking a number of cold showers. :^( Two years later, and still counting, no more problems. :^)

Heater stops heating water

you have to much volume of water going thru the unit, did you size it properly by haow many baths and showers you have or did you just by the cheapest one,, there is a scale to go by run just one shower and see if it changes temp, with nothing else running,, a shower has 2.5 to 4.5 gal per min,, then you can also check to make sure it has the right size gas line 3/4 from the meter to the unit is required at a min of 2lbs of gas

Running out of hot water after 5 minutes or so in the shower.

I think the dip tube in your water heater has failed, this is a plastic tube that goes in the cold side of your tank and forces incoming cold water to the bottom of the tank allowing hot water out at the top. When this tube deteiorates the incoming cold water mixes at the top of the tank causing the problem you have. the dip tube runs about 5 bucks but takes someone with pluming skills to install.

try this, set the bottom therostat if it is electric , 10 degrees hoter than the top is set , if gas have no ideas
