The new tankless instant water heaters are very inexpensive now. Sometimes even less than a tank type. And they take up a fraction of the space.

The unit doesn't like to drain without air coming in on top of water, so flushing with pressure applied is the preferred way. Be careful, see if you have power coming into unit. Turn off power and open the connection connection plate I would suspect that if the breaker is supplying power, sometime I have found that the connections are not properly made.. . If you a timer to limit operational hours take it out and go directly to romex from breaker panel.I f water starts hot and then go cool very quickly the bottom heating element and or thermostat is not working. Remove lower element cover and with power off check element resistance you can compare upper and lower element readings. From experience I never repair water heaters: time and material is more than new unit. You will need to buy element socket heating element(s) and or thermostat(s). In the end you still and old water heater.

How to clean a water heater

turn off breaker to heater if it is electric, turn off gas if not. turn off water supply to heater. Hook up hose to bottom drain (if one is not all ready piped to outdoors). Open water drain valve at bottom then open any hot water side of the faucet. Tank should drain down, taking some of the buildup with it. Once drained, close faucet that was opened, turn water supply back on and flush out remaining deposits. It may be neccesary to replace the anode rod from the top of the heater if you have excessive build up.

Rust in water heater tank

the tank needs flushed out ! heres how. Water heater manufacturers recommend flushing sediment from your storage type water heater periodically.
If your water heater is gas, set the gas valve to "Pilot" to prevent the burners from coming on while you are flushing it. If your heater is electric be sure to turn off the circuit breakers. With an electric water heater, if the water level drops below the heating elements and the thermostat turns the elements on, the heating elements will probably burn out quite rapidly. Connect a garden hose to the drain valve at the bottom of the tank, Close the shut off valve on the cold inlet to the water heater. open the temperature/pressure relief valve at the top of the tank by lifting the lever. Leave the valve open. Open the drain valve at the bottom of the heater allowing the water to flow out through the garden hose. when the water is clear your finished. close pressure relief valve on top of tank and turn water back on.
Open a hot water faucet in your house, and let it run until no air bubbles come out.

Turn the heater back on, and with gas units re-light the pilot light if necessary. good-day !

Need instructions on how to drain and flush.

You posted under water heaters.
Always let a water heater cool off before draining.
Hot water can cause serious burns. Immediately put burned area into cool water.

There are different types of water heaters, and each might drain and flush differently.
Open following link for typical gas and electric tank-type:

To drain and flush tankless, it can be called de-liming tankless.
Be sure to read tankless manual for instructions and advisories, and required maintenance.

If you have boiler, or indirect water heater, solar water heater, or RV heater, the instructions above may not apply. be very careful with a boiler due to extreme high temperatures.

Bought about fours years ago, and water is not getting hot

How many gallon Heater is this?-- Does it have 2 elements-- one at the top and one at the bottom?

Is your water ;HARD'-- so that there may be alot of scale built up around the bottom element?

Have you ever pulled the bottom element, and flushed out the scale?

One more check-- With a clamp around amp meter-- have yo checked to see if the elements are actually drawing current-- This would mean checking the power to the heater, too- If you have voltage at the elements, but no current being drawn, then it is likely the element is burned out.

Do you need any help in figuring out the above trouble shooting checks?
Let me know-

GE gas water heater smart shield manufactured date 10/2004. Water is rust colored. Have drained heater twice and it clears for a day or two and the rust color returns. Suggestions?

Anode rod is depleted and tank is rusting:
New anode rod will stop tank from additional rusting, but will not repair rust damage.

If rusting has been going on for a while, the steel tank could be weakened, and maybe rupture.

I suggest replacing water heater, loosening anode before install, and then checking anode rod each 2-5 years so tank last longer. Also add a ground wire between hot and cold pipes to avoid water heater deterioration from stray current.
Buy new water heater from local hardware or box store and offer 10% less than price, or have them install.

Popping noise in water heater. What is it and how do I fix it?

What is probably happening is that you have a build up of minerals on inner tank lining and when unit is heat it expands the tank and the deoosits at a different rate which is what is causing the popping noise.
I would turn power off to your heater and hook a garden hose on to drain valve.Route hose to safe area as the water being drained will be hot. Open drain valve and see if you can get it draining good.If it is then shut off water supply to heater and open hot side of faucet nearby to prevent vacumn from slowing down draining. I would drain as much as I could then close drain valve and faucet and refill tank. I would do this several times to try to get all sediment flushed out.Hopefully this will help with your noise and make your heater last longer and work more effceiently. Good luck and thank you.

My Reliance water heater suddenly produced only luke warmwarm water. I checked for power to the elements. Top one had nothing, bottom one had 110. I replaced the top element (which looked ok.) (power...

Lower element will always test 120V to ground since thermostats turn off one hot wire.

Listed below are suspects in order of ease.

1) Check that hot water is not running out of TP valve and down into a drain.
This will cause water heater to run all the time but not be able to keep up.

2) Test elements before replacing anything:

3) Test electricity to water heater:

4) Replace both thermostats.

5) Final thing would be full troubleshoot:
