Central A/C unit has a leak

We live on the second floor of a condo. The central air conditioner unit is mounted in a hallway closet. Apparently there is a leak because the tenant in the apartment downstairs has a wet stain in her ceiling just below our unit.It appears to be a slow leak and the slightly damp ceiling stain is slowly spreading.The area in the closet where the unit is is completely dry.Do you have any suggestions as to what the problem may be and how to solve it?

The air handler has either a drip pan with exit pipes on the side or a drain pipe and any of which could be clogged.. Find out were the water is supose to exit,, and at that end - tape a strong wet vac to suk out any clog or debris..

In the closet is a drip pan for condensation off your evaporator coil and a drain, i would say your drain is clogged, pull the cover off the airhandler and force air to blow the debri out , i use a small air compressor and hose to force out the debri. hopefully you're not dealing with cast iron pipes.

If it is leaking on the inside (coil) it usually is a sign the condensate drain is plugged causing overflow, or the coil is freezing up inside and when its off it thaws the ice and melts down the center of the coil and onto the floor,

Air Conditioner problems


Your fan or more likely the fan motor mounts have failed and the fan is out of balance. Replace your motor mounts before the motor fails too and the repair cost doubles.

somebody is full of you know what. If it can't satisfy the space the unit is not working properly or the new unit was not the some capacity. If the air handler is in the attic i would look for loose duct work pulling hot air from the attic. Do you know a neighber that has the same house/condo as you if so compare model#s ck024 the # 024 is the capacity the 024 would be a 2 ton 030 would be 2 1/2ton 12,000 btu's equals 1 ton

Unbalanced cooling or heating


You need to balance the system. It's a matter of adjusting the dampers or registers so that you have a little less air flow near the T-stat and more to the other end of the house. Likely you have a return vent near the T-stat. That return draws air to it and likewise the T-stat. If you are getting a lot of air out of the registers on that end of the house damper them to force more air to the other end of the house. Do not close them entirely though. You may have to play with it a little to get it right. I hope this helps. Please remember to rate Fixya rate me.

Amps needed to run a central air unit


Central air requires a 2 pole 30 amp breaker or fuse. You may be able to get by without it but 200 amp service is recommended.
