We live in Florida. the garage where the air handler is located sweats. The inside top of the unit has condensation dripping through the heating unit and through the squirrel cage fan. Both the fan unit and insde walls of the unit are wet and building mold.

The unit is 8 years old and cooling properly. What can I do to correct this problem?

Clean it out to start. Mold will not form if the air handler is kept clean and a high-performance air filter is used. First, have the air handler cleaned, and if the ducts have not been cleaned in 10 years, have them cleaned also. Next, install an efficient air filter, such as one made of 3M Filtrete media (sold at hardware stores and home centers). These filters remove mold spores, pollen and dust. The typical fiberglass air filter will not remove mold and does a poor job removing dust. The American Society of Heating, Refrigerating and Air-Conditioning Engineers has developed a filter-rating performance standard (ASHRAE Standard 52.2). This standard assigns filters a Minimum Efficiency Reporting Value (MERV). The higher the MERV, the more effectively the filter removes microscopic particles. A fiberglass filter has a MERV rating of 2 to 4. A Filtrete filter has a MERV rating of 8.
You should be aware that a filter made of Filtrete presents more airflow resistance than one made of fiberglass. Check with the air conditioner's manufacturer whether the fan has adequate power to draw air through it.

I would also recommend getting some kind of drain installed to catch the moisture and drain it to the outdoors or get a dehumidifier to help control the moisture.

My air handler is in the garage and the out side of the unit has started to condensate between doors and along the bottom of the doors.

The condensation is from air leaks or torn or missing insulation in the air handler cabinet. You can try replacing service panel seals and repair any damaged insulation. This should help but you probably will not be able to stop it completely.

The small line coming in from the outside unit should be warm to hot and the larger line should be cool and sweating with water forming on it. I am taking for granted that the unit was working if so it sounds as if the unit is low on freon. your inside coil should be sweating a lot from top to bottom if it is only cool or sweating on the bottom but less to nothing up top you are low on freon. When very low the unit will stop working just like a broken valve in the compressor. If it is just a little low it will not cool properly and at night it might even freeze the inside coil up.

My domectic roof top air con is getting condensation on the plastic cover inside the van

Hi; Is the drain for the condensate draining. You will have to check the top unit to see if water is present. You can also check the air filter to see if it needs to be cleaned. Please only use a household cleaner and hot water on the filter screen. Also what is the inside temp. when You notice the sweating. If Your in a very humid climit some times the unit will sweat until it can remove excessive moisture from the inside space. Also does the tstat seem to be working normally and holding temp. ...alpharome416

Can Air Handler !1/2 ton run with 2 ton

Its done all the time. It is sometimes better to do this because you run a colder coil and rmoves more humidity. The newer unit have variable speed fan and run slower to do the same thing. Remember the lower the humidity the higher you can raise your tsta. Example In arizona at 95 degrees you dont feel the heat as much because of the lower humidity. Its ok to do so. You get more btus out of your unit that way. Rus. I have dozens of units with air handlers 1/2 ton smaller...

Leaking air conditioner unit

I suppose that the water is coming from the unit where the blower motor is. Condensation is created by the evaporator coil while its running and is suppose to drain into a pan under it and through a pipe to the outside. This pipe could be stopped up. The easiest way to fix that is to blow air through the pipe from the outside. It probably comes out close to the outside unit. It could be that your inside filter is dirty causing reduced air flow and making the evaporator freeze too. Change the filter. That may help. There are other steps that you could take if these don't help. Contact me by email if you need to. Cant run over there because I'm in Missouri but may be able to help in a chat room. kstfas@yahoo.com
