Propane ran out. Need to know what to do until I get more and then what to do when I get more gas.
There is no pilot light on your power vented hot water heater. You may as well unplug it because the induction fan will continue to run. Hopefully your propane company is responsible enough to perform a gas leak check on your propane system. After the gas is turned back on, you can plug in your water heater to start it up. Run-outs are costly so it's bet to get on automatic delivery or call when the tank is down to 30%

The water heater is locked out. The following process should reset it.
1. Reapply power to the water heater and wait for 3 seconds for the system self-diagnostic check.
2. Within the first 30 seconds, the temperature dial must be rotated back and forth crossing the 120
degree mark at least six (6) times. This will reset the control and display a normal flash code
(slow blinking).

Stop wondering, replace the thing and your troubles will be over. Your troubles are inside the tank and not worth even giving it another thought. Go for it!

Basically this error means the input gas is restricted...line is too small. If the unit was working properly prior to this error code, you'll have to take the burner control assembly apart and perform some detailed...spring cleaning.
I have the procedure in PDF format...but unfortunately I don't have it with me at this time. Easiest thing at this point would be to call Rheem/Paloma Customer Support at (800-432-8373); advise them of the error code and they will send you the procedure in an easy to follow, step-by-step format. It's a fairly easy proccess, but takes about 3 hours to complete.

There could be blockage in your water heaters venting on the outside of the home. It sound like the high limit switch has been tripped. Try unplugging the tank and plugging it back in. this will reset the tank. if the problem persists you will want to call your provider for service.

i think your flame sensor is bad but you will need to confirm that with rheem i am unsure what the c7 is for but code 12 is flame failure and there could be carbon build up on the flame rod...
