Not knowing the model or make of this treadmill, but in theory, there should be a speed sensor of some kind. Most machines have an adjustment on these speed sensors. You may need to simply adjust your sensor a bit. Another possibility is built up lint or dust around the speed sensor. You may be able to solve your issue by simply vacuuming or cleaning around the motor and sensor area.

first of all need more input. What kind of Vehicle, make,model, year, engine size and so forth. It may just be the "mass air sensor" but need more input to be more of help.

Speed sensor


If you mean the speed sensor for the speedometer, there is an input and output for an LS model. You just need to know which one you need.
Keep in mind, if they are using a trouble code to recommend a part, the part has to be tested first. Trouble codes do not tell you what to replace, just what to test.

Heat Sensor


Your landlord just doesn't want to pay for it, regardless of how the failure happened. Any kind of sensor except a thremocouple is prone to failure because of the high heat to which it is exposed. Since handling the tiny output of a thermocouple requires a more sophisticated circuit to derive temperature from its surroundings, the sensor is likely a special kind of resistor called a thermistor designed to change its resistance value in concert with the changes to which it is exposed and these are a lot more likely to fail than the thermocouple.   
I don't know your range but the sensor itself is probably not expensive but I don't know how much disassembly is needed to replace it.
Calling a dealer with a service department could get you a ballpark number on the total cost related to that specific model.

O2 sensor


Not sure what model Eclipse you have so I looked up the GS with a 2.0l. The O2 sensors don't show a relay. They do have a heater element built in them to help them warm up faster. What kind of concern are you having?
