My gas water heater wont heat water enotgh.

Not knowing if you water heater is new or old , it could be many different reasons what could be causing your problem,
Lets start by mentioning the part where it could be very possible that
the burner is not staying on long enough like it should to get the water hot like you would like to. It could be that the dial in front
of the thermostat is not set at the correct temperature it will show (low-med-hot ) to be set at your desired temperature .
I hope this can give some basic information.

Water is only getting warm with aquastar 125 bng model. It just started getting warm and not hot. What could be the problem?

Insufficient gas presure. Check gas presure exiting regulator exrternal of water heater. If presure is at 3.7-inches water column gas valve is defective.

Rinnai gas water temperature keep alternating from hot to cold

A fault often found with these units is due to insufficient water flow. Usually this causes specifically the shower to run hot and cold. Try turning on more than one hot supply; if this fixxes the fault you will need to try and increase water flow. Most new tapware/showerware have water flow restictors built in. These are the cause of many problems with continous flow heaters such as the Rinnai. In taps they are usually located in the spout if it unscrews. In showers try the shower hose. Find them and take them out. Also make sure your mains supply to the house is on full.
There are more technical faults but this is something you can easily try first.

The number 12 shows and there is no hot water

The error 12 means flame loss. It is most commonly caused by insufficient gas pressure supplied to the unit, but it can also be caused by debris on the flame rod. Blockage in the exhaust vent or a stuck flue damper can also cause a 12 error code

What is error code 59 on a noritz tankless water heater lp?

The 59 code is typically caused by insufficient gas supply to the unit. It can also be caused by obstructed exhaust flow, stuck exhaust damper (located directly on top of the unit's exhaust), insufficient makeup air, or improperly installed venting (i.e. too long or too many elbows).

I would recommend initially checking the incoming gas pressure at the gas connection on the unit. The gas pressure should not drop below 5" water column for a natural gas unit, 8" for a propane system (the unit need to be operating at its maximum output).
