AC unit seems to be working normally but not cooling house

Hi,
My house is hot! AC unit sounds like it is working. Outside units seems to be functioning properly. Attic blower sounds like it is working, air filters were recently changed (after 9months). I hear water in the attic blower unit and see water in the pan under the unit. I never noticed water in the pan before. Is that a problem? I have two units (upstairs and downstairs) upstairs is working fine but downstairs is the one in question.

Thanks for the quick response. Would that outside drain be connected to the ac unit outside or somewhere on my house?? Probably a dumb question, I'm sure.

If you are referring to the secondary pan there could be a problem with your drain line.i would find the drain at the exterior of your home and **** it out with a wet vac..most A.H.Us have float switches or moisture sensors. They will shut down the unit if the drain clogs.

The drain will be located near the outdoor unit..more than likely p.v.c pipe, you will want to vac it from the outside to pull the clog towards the outside and away from the a.h.u (attic unit)

Unit not working correctly. The unit worked for the winter, few days ago I turn on the AC and noticed that it wasn't cooling like it should.

It's could be the board or a heat relay. See if you have 24 volts on "x2" im assuming, emergency heat when in cool mode if so it's the board. Or unhook black or x2 or your emergency heat from board and run unit in cool. If heat stays on its a relay

Outside unit will only run for a short amount of time with A/C before the fan stops turning and starts humming, squealing/screeching and the top of the outside unit gets hot.

The bearings are bad in the motor and after the fan runs enough it eventually gets hot, making the bearing screech and the fan locks up. Need to replace motor again. See if it has a warranty. The reason it gets hot is because the fan is what removes the heat from the coil and if the fan isn't running there is nothing to cool it off so to speak.

I hear an intermittant whining sound comming from the condensor fan motor (GE A053BS) on our outside AC unit (Trane Model No: TTB030-048C). Everything seems to be working properly, and the house is cooling...

Hi and yes if this motor does not have sealed bearings, buy a oiler called a zoom with a telescopic spout and oil the bearings. I wouldn't replace this motor unless it starts to slow and get real loud. Sounds like its just dry bearings. Don't replace it until its to the point of getting hot and stopping on its internal over load.

AC not cooling during the day

Your AC cooling efficiency is low when he ambient temperature is high and naturally it cools well when the outside temperature drops.

Please remove the filter on the grill and try to clean it under the tap water and after removing all the dust fix it back to the unit. This would increase the cooling efficiency of the unit.

Your AC is also five years old. Please avoid frequent opening of doors or windows.

Ensure that the exhaust fan and the blower of your unit are functioning normal.

The technician might not have done a proper job in fixing the area where the refrigerant would have leaked out. Please check the refrigerant pressure to ensure that no further refrigerant leak has taken place. Or even servicing your unit he would have punchered the tubes resulting in very slow leak of refrigerant resulting in no cooling or less cooling. It takes around a month to feel the pinch of it and the refrigerant. One fine morning after sometime the unit will run and it would start throwing hot air instead of cool breeze!

The workings of split units can be difficult to repair. I would have a professional repairman look at it.

The contactor on the outside unit is sticking and must be replaced. The inside unit cycles off and the outside continues to run causing the refrigerant lines to freeze up.
