SOURCE: 360 won't read update disc
The laser going bad is a pretty common issue with the drives, since it's a Hitachi that spindle motor could be all gunked up with dirt as well and cause that issue also.
if ya have a Hitachi, if it's a Samsung it could just be the laser.

Troubleshooting Game Disc Problems (Including Disc Read Error
This section covers troubleshooting information for problems with
playing single or multiple Game Discs. Many Game Disc issues include
an error message, such as "Unable to Read the Disc." Please
check for the symptom you are experiencing, below.
Please note that the Wii is only compatible with Wii and Nintendo GameCube Game Discs. All other types of discs, such as DVD movies, CDs, etc., will not play in the Wii console. Inserting any other type of disc will result in a "Unable to read the disc" message more info here........

this problem comes with all of your games or just one?
If it happens with only one it's because the disc is dirty or has scratches on it.
In the first case, just clean it with a common glass cleaner spray and a very soft tissue.
In the second case there aren't easy DIY solutions, you better go to a local game retailer and ask if they have a scratch repair machine, with few bucks you'll get your disc repaired.
If this problem happens with all of your disc then it's due to the laser lens. You can try to use a cleaning cd, if you already have one, otherwise i'd suggest to call your local Nintendo support number and describe the problem.
Please rate my solution ++++ if it was helpful, or feel free to ask for more information. Thank you
