You have to much volume of water going thru the unit, did you size it properly by haow many baths and showers you have or did you just by the cheapest one,, there is a scale to go by run just one shower and see if it changes temp, with nothing else running,, a shower has 2.5 to 4.5 gal per min,, then you can also check to make sure it has the right size gas line 3/4 from the meter to the unit is required at a min of 2lbs of gas

this may sound strange but even though you have the proper size gas line have you had the gas company come out and measure how much gas is going thru the meter,, in some cases there is not enough pressure which will make it pulsate, I was meanning anything about the fact of a cheap unit sorry for that, but I do know alot of plumbers that charge a high price for the lower end unit,, If you only had one shower running no matter what unit you have it should of held the temp,, there is also 1 other thing, on the out side where the flue goes out is there anything infront of it, bushes another wall or anything,, these heaters have a cold air intake that come aound the exhaust, with the computers in them if they sence exhaust they sill shut down and come back on there for nothing can be in front of the exhaust it needs to be able to blow the gasses out away from the intake,, also make sure your sections of flue are pushed all the way together this will also let exhaust fumes be drawn in the cold air intake,, let me know how these might help you, there are only a couple of other things it could be infact the only others are the water pressure comming thru the unit, or the circuit board giving a wrong reading to the unit, if thats the case the circuit board would have to be replaced, what do yu have the temp set at also , this makes a diffrence over 120 with to much warter flow it shouldn't be over 7 gpm with the unit you have,, check it thru your faucet see if it does the smae thing, they only let 2,5 gpm,, where if a shower doesn't have the water saver it can take the full amount of gpm,,

I have a rheem hot water tank when you turn on the hot water it comes out nice an hot but not even 30 secounds after that the water cools off and it stays as just warm water. I hear the gas kick in to heat...

Could be your thermostat but it might be your inlet dip tube. Your water heater has a plastic pipe that carries the cold water to the bottom of the tank. When you open your tap, it takes the hot water from the top of the tank, the cold goes to the bottem and gets heated. If this tube breaks, or comes loose, it will short circuit the cycle. The tank is hot but as soon as you start using water, cold water comes in at the top and mixes with your hot water, giving you just warm water. If you have room above your tank, you can remove the union on the cold side , screw out the pipe nipple, and look inside and see if there is a tube. If not you can buy one from home depot or lowes for just a few dollars. Also a water heater should be partially drained annually to remove any solids from the bottom, which will allow better heat transfer. If you find bits of plastic when you do, then you know where your dip tube went. Also if you've had a hot water faucet stop up and it looked like plastic there it is.

Boiler recycling when in DHC mode and water alternates hot then cold, back to hot every few minutes. Could it be pressure / flow rate.

First check pressure over 1 bar ok then-
1. check flow - is it adequate - a little less than the cold tap ok then -
2. does the boiler initially fire up on low hot flow but alternate as u say
If answers are 1. no but 2. yes then check for a furred up secondary heat exchanger
if 1. yes but 2. no [that is the water not the heating] goes hot / cold and if the boiler goes out when the water goes to cold then it's the diverter valve, either to replace or if it is one which has a internal diaphragm-replace that

Often, this is the result of a restriction of exhaust gases. This type of hot water heater must be adequately vented, (per installation specs). I found this out after taking a number of cold showers. :^( Two years later, and still counting, no more problems. :^)
