How far from property line and do I need a permit to build a shed

I would like to know what codes are needed to build a shed on my property

Your best bet to find that information is to check with your city or municipal permits department as this information changes slightly from place to place, country to country.

The right answer will depend on the area of your property, the developed area of your property, your shed's overhang, and whether or not there is a window in the shed facing the property line. Most often it ranges from 4' down to only a couple of feet.

The reasons for the distance are mostly to keep fire from spreading from building to building.

Can you build a house on your property?


if you meet the council requirements for an owner builder permit yes
then you have to submit a plan of construction to the building authority to see if it meets with regulations
that plan will specify exactly where the house will "reside" on the property
so have an architect draw up a plan on the house and its location on the block, submit it to the building authority along with your application for an owner builder permit

Your local "Authority having jurisdiction" should have the information. That would be City Hall, or wherever Building Permits and Property File Records are maintained.
If you provide proof of ownership or tenancy (if you're renting) they should be able to provide the information.
I know I used to do this in Canada where I was a Building Inspector working for a small city.

You insurance company will likely decline to insure the second home as you have no Certificate of Occupancy which tells them it was built to code and thus meets minimum safety standards. I doubt that they would "rat you out", though. You could always go to the local building official and apply for an "after the fact" permit. This will likely entail your having to expose wiring and foundation components etc., but at least you can get it insured once you have the C of O. This obviously has a potential downside, especially if you have zoning issues like setback requirements or too many structures on the property and so forth.

If ther is a building code within your city or county, you need to contact them to identify their requirements. They will be the jurisdiction controling the code.

Honestly, thats something you would need to contact an electricain about due to permits and law requirements as far as wire soze for what distance, etc. For as long as I've been doing this line of work, going on 12-13 years, the breaker for the dryer has always been located outside near the meter with all the other 220 vac breakers.

How to build a foundation for 7.5x10 shed


The fist thing you need to know is what zoning/building code requirements are for your area. Then you need to decide what type of foundation you want. This is a small shed, and in many jurisdictions, can be placed on pier blocks and have a wood-floor foundation. This is obviously the least expensive way to go, but also will have the shortest lifespan. Concrete is a option, but then footings, and height above grade become an issue that must be checked to ensure the slab doesn't crack and that you aren't going to get flooded out with the first big rainfall. Brooke s right that it is not a project that can be taken lightly. Do your research and don't bite off more than you can chew. Know your DIY limits. Some jobs are better left to those who know how.
