How can I remove tannins from water

I am planning to use well water in my hot tub. But our well water contains tannins. What is the way to remove them from water.

Tannins which is water that has organic material from decaying foliage can be a bit of an issue with your equipment especially the filters but for the most part is an aesthetic issue. The only way to remove the tannins is pre-filtering before you put the water in the hot tub. You can purchase a purestart pre-filter you attach to your hose when filling your hot tub. If that does not do the job there are some applications from MetalTrap that may aid you as well. There will always be some residual water left in the outer tub after draining. This is normal for most washers. Purchase a container of Oxy-clean and cycle the washer a few times using hot water settings with a half-cup of Oxy-clean added to each cycle. The best way to never having your hot tub filter getting stuck is.
  1. remove the hot tub filter monthly for a cleaning
  2. Only install the filter hand tight
  3. Replace your hot tub filter yearly
If your hot tub filter is stuck the best way to remove it is
  1. Turn off the hot tub power
  2. Use a strap wrench for leverage
  3. You may have to remove the water for better access

How to unfreeze a drain

all drains in a house contain an u trap. normal,{not in 2nd floor} cabinet drains can be cleared with hot water or best by inserting a common hair dryer into the drain on hot & running it for 30 min or so. for a frozen tub drain, remove all water and do the same. if frozen is on 2nd floor do the same as above, but with your thermostat set at 90 for 5 hours . if possible close off all areas to the offending freeze and the heat. the best way to plan for impeding freeze problems is to use the realtors choice of winterizing a vacant house, which is to use antifreeze coolent to block freezing of the u traps that hold water in order to stop sewer gases from entering the house .

All the plumbing on these items are accessed from the outside. You will have to remove the siding/skirt. Dont just cut a hole in it. Plan this out so that you can cover it with trim. You may end up making a large slice in the siding.

Foul Odor

Odor from the water softening system can be attributed to several causes.
The best way to see if it is coming from the softener is to by-pass the softener and run the COLD water only for several minutes and see if the smell continues. Now run the HOT water and see if smell is coming from the water heater.
Some causes may be:
1. Hydrogen sulfide in the water supply (the water chemistry can change)
2. Sulfate reducing bacteria. Almost all water supplies have sulfates and if bacteria gets introduced into the plumbing system it acts with the sulfates to create sulfate reducing bacteria. Which creates a rotten egg smell in the water.
3. Salt additives can have many different affects on water chemistry and organics in the water causing musty, fishy, swampy type smells.
4. If you have a system for Tannins using salts with additives will always cause foul smells as it harms the Tannin media.
5. The ANODE rod in the water heater degrades and gives off a sulfur type, rotten egg smell.

Surely you are in a better position to work this out than us! Try ising a hose with a rubber cup connection to fot to your tap.Perhaps even boild up a large container of hot water and carry it to the machine!

Cold water trickles in tub. Hot water fine.

remove the cold water hose from the machine that is your service line feeding into it.
a screen in the inlet were the hose attaches to is probably clogged up

most inlet water hoses have screens in them.  You could remove the hose from the back of the washer and see if there is water flow.   If there isn't, the hot water valve assembly is defective.  These are solenoid operated valves that admit water into the tub.  They can be accessed behind the washer after you remove the back.

Leaking water from tub spout

First you should obtain a parts brake-down instruction sheet, contained within the owners manual or downloaded from the manufactures website. With that you will have a detailed description of the removal and re-installation of that units cartridge, which upon removal you may see a build up of debris at the inlet ports or a ruptured O-ring in need of replacement.

Before any dis-assembly, turn off the hot and cold supply to the unit.

Moen roman tub faucet on hot water side stops flowing and just trikles out

If this occurs after you were able to get hot water to flow from the hot side then I suspect that it is a piece of debriis that has found its way to block the port opening. Remove the acess panel to the valve shut the water supply off to the tub valve using the handles only first on the valve. With the access panel removed tak e a bucket or other similar container and remove the hot water tubing from the spout. Once that is accomplished stick the tube into the container and turn the hot lever on. This should blow out any debris that may exist. Reassemble the valvle. If this did not work remove both the cold and hot feed tubes from the spout and use an air compressor to blow the spout out. If neither of these worked you will probably need to call a serviceman to resolve as other options require cutting the hot supply to the handle and may require special tools that you may not have handy.
