I am having problems with tenants who are in arrears with their rent payments and would like to sell my property but the lease is not up yet so am i allowed to sell.

Depends where you are, the tenancy laws in that place.

Phone the police, this is ***** and deception. There are Estate Agency bodies but I would doubt that she belongs to them. Your other redress would be to take out a Small Claims Court action against her.

Rented property without a lease agreement. Tenant refuses to vacate property on date agreed upon. What recourse do I have without a ease in Ogunquit, ME

Hi Jim:
I'd recommend you contact the local Government Agent's office or Court house to determine your legal position.
I would suggest that you immediately state the specifics of your agreement with them IN WRITING, and serve them with a WRITTEN NOTICE IF TERMINATION OF RENTAL AGREEMENT, including the date that they must be out of the property.

Can anyone please tell me the best tenant screening service out there? I don't want complete screening services.....just the background reports and all; and don't even want to spend a lot?

'Not spending a lot' could cost you dearly. I read a great story in a magazine of a couple who went to live abroad for 2 years and left an agency to rent out there house. It was rented to a 'nice' man who said it was for his wife and son. What actually happened was that he added partition walls to various rooms and rented the house to 16 single students, some three to a room. The fire officer wasn't impressed.

Is a landlord aloud to use current month rent to pay past due rent without letting me know and give me a 3 day eve notice for not paying current month rent????? please HELP!!!

Renting property is different from state to state, but a 3 day eviction notice is way below the minimum days allowed. My advice would be to look at your state's renting eviction policies to get full information about how to go about this.

I don't think my property manager is doing his job well. I never receive full rent from my rental properties since I hired him, he is not very transparent with the expenses I have had on my properties...

I think you need local law. The law won't be put in a program. Be aware the volunteers answering questions here, are all over the world. Not just where you live.

Looks like the gate was broken after the tenant moved out as most vandalism occurs to vacant property and a broken gate would surely have been seen by anyone entering the property. No way to win this one. They did the inspections and recorded the findings.

Can a self storage owner keep items inside a unit if the bill is not paid?

As troubling as it may be, the storage owner may dispose of your property in any way they like. They can sell it as a whole, in batches or in individual pieces or they can dispose of it entirely. In Houston TX, I own & operate a storage auction information website. We actually call over 1400 storage facilities bi monthly. Every facility has their own way of clearing the rental space. Most prefer auctions because 1. Cash is king and auctions are a good way to recover losses from delinquent tenants & 2. They get to have someone else clean out the unit. Some other facility owners that I have spoken with are quite creative in dealing with these situations. A lot of the facility managers will try to work out a settlement before the unit is foreclosed on. Once foreclosed on, some owners actually just give the unit away to anyone who is willing to haul it off, others have a list of buyers who give the owner a private bid. Some owners will just haul it all to the dump. I have spoken with several managers who actually have garage sales and sell each item individually. Believe it or not I have spoken with many storage facilities that claim to have a perfect payment record and haven't needed to have an auction in years when most other facilities have at least 2 tenants in default every month. It makes me wonder what is really going on. In most cases though, the facility owners and managers are good, trustworthy people. They aren't in the resale business, they just want their rent.
