Question about Oceana 009009022 Udermount Kitchen Sink- 009-009-XXX in Black Nickel

I have a two year old american standerd singel handel faucet Two

Two weeks ago it started only giving luke warm water. All the other taps are fine ,The base is loose but the cartridge is centered to the sink so I have the same amount of hot and cold on both sides of center .
I have played with going from all cold to all hot from side to side of center .The cold gets colder but the hot only stays warm?
Should I change the porcelain cartridge ?

Yes, change the cartridge, it sounds like the cold is bleeding into the hot.

When water pressure in more than one place is weak, it means that there is some problems in the water pipe/supply. The chance of having problem in faucet/tap is low. I think you need to get a plumber to check the problem. It may be due to water heater problem or cold water supply problem.

Hot water on bathroom faucet won't get hot only luke warm


That is a type where the water is mixed inside the valve and the valve has gotten worn or loose inside. Replace it or take it apart to see what isn't working properly.

Water is lukewarm. Not hot! Two year old tank, 220 amp is present. Both sides of relay have 220.


Make sure you have power going to elements from thermostats. check lines going to elements.

Luke warm water is the result of an element gone bad most of the time. One at th etop gone will cause you to get just luke warm water and one at the bottom gone will give you real hot and then cold.


The elements are not to exspensive so if it has two you might as well replace both of them. If you just put 1 new one in it will work the old one till it goes.

Cut power off and cut water off to water heater and drain heater, open hot side on any faucet to help it drain. once drained remove element they have a tube type socket at hardware stores for the removal of it.

Put elements in and fill water heater till all air is out of lines before turning power back on. make sure water is flowing out of all faucets before turning power onto water heater.

The reason being is the elements has to be in water not open air in tank or it will blow new ones.

it sounds like you need to up the temp on your water heater so that you are mixing more cold with the hot .be careful hot water can cause burns if valve is 4 years old then it has a limit stop do not set above 120 *you will need allen key and thermometer to check temp

Plumbing - no cold water from cold water tap

I'm Harvey the Master Plumber.

Your question is: Why would the cold line water be luke warm?

In 30 years I've seen this maybe 10 times. It is relatively rare. But each time it was a cross connection between the hot and cold water lines. It could be this fixture is close to the hot water heater or the cross cnnection is in a faucet or it is in the way the water lines are piped. Anyway I would have to closely inspect the system while running the water in the fixtures in different combinations. Once the cross is located the easiest fix at this point is installing a check valve at the right point. You might consider utilizing thr Repair Directory to find a repairman. Make sure he has solved this type of problem before.
