Tank sweats profusly


Sweating tank can cause moisture problems inside bathroom.
Sweating is caused when incoming water temperature is hotter or colder than air temperature inside bathroom.
You can verify this by not flushing tank for several hours and notice that sweating stops once water inside tank warms or cools to same temperature inside bathroom.
Problem can also be cause when there is not enough ventilation inside bathroom and water on tank does not evaporate.

To solve problem:
1) Increase bathroom ventilation and add dehumidifier or fan so condensation drys.
2) Insulate interior of tank. Empty water and let tank dry. Tape off moveable parts. Use can of spray foam and insulate inside of tank. Let foam dry and cut away excess foam.
3) Add tempering tank or staging tank inside room to pre-heat/cool water before it enters tank

Refrigerator cools poorly but freezer is OK, what's the solution?


There are various reasons which can cause this. They are

  1. Interior sweating.
  2. Bad door seals.
  3. Excessive door openings during hot humid weather.
  4. Storage of excessive uncovered liquids especially if they are inserted into refrigerator while warm.
  5. Void in insulation.
  6. Overcharged.
  7. Bad door seals.
  8. Condenser fan not running.

Freezer door frame is extremely hot


The frame should be warm but not excessively hot. This is called an anti sweat heater. It's purpose is simply to keep the door from sweating under normal operation. It sounds as though this heater is going out. You may want to have it replaced very soon. Once it completely fails the freezer door will start to sweat and cause water to pool on your floor. Refrigerator is sweating filling drain pan


A leaky door gasket will allow excess moisture in and it will condense on the cold surfaces and can also cause excess frost on the evaporator coil causing more water to go into the drain pan.
A good gasket will hold a dollar bill securely all away around the door.
